The Multifamily Procurement Manager leads and oversees all procurement and purchasing functions across Onni’s real estate development and property management operations. This position is responsible for developing and executing sourcing strategies, managing vendor relationships, negotiating contracts, and ensuring cost-effective acquisition of goods and services that support both active development projects and ongoing property operations. The ideal candidate is a strategic thinker with strong negotiation skills, a deep understanding of construction and property management supply chains, and the ability to lead cross-functional initiatives. This role is critical to controlling costs, maintaining vendor accountability, and ensuring procurement practices align with the company’s operational and financial objectives.

What You Will Do

  • Develop and execute procurement strategies for construction materials, subcontractors, maintenance services, and property operating supplies across all business lines
  • Source, evaluate, and qualify vendors, contractors, and service providers; maintain and continuously improve the approved vendor database
  • Lead competitive bidding processes (RFPs, RFQs) for major purchases, renovation projects, and long-term service contracts
  • Negotiate pricing, terms, and service level agreements with vendors and contractors to achieve favorable outcomes and reduce total cost of ownership
  • Oversee the full procurement lifecycle from purchase requisition through invoice approval, ensuring accuracy, compliance, and timely processing
  • Build and manage strategic vendor relationships; hold vendors accountable to contractual obligations, quality standards, and delivery timelines
  • Partner with Development and Construction teams to procure materials, equipment, and subcontractors for ground-up development and value-add renovation projects
  • Collaborate with Property Management to ensure timely procurement of maintenance materials, capital improvement goods, and third-party service contracts
  • Draft, review, and manage vendor and subcontractor agreements in coordination with legal counsel; maintain a centralized contract repository and renewal calendar
  • Track and report on procurement spend, savings initiatives, and KPIs; present monthly procurement summaries to leadership
  • Identify cost reduction opportunities through vendor consolidation, volume purchasing, and strategic sourcing; implement initiatives that deliver measurable savings
  • Supervise and mentor procurement staff and/or coordinators; set priorities, delegate tasks, and support professional development
  • Ensure all procurement activities comply with company policies, internal controls, and applicable regulations; maintain audit-ready records
  • Manage procurement software, ERP systems, and shared platforms to ensure accurate purchase order tracking, approval workflows, and spend visibility

What You Bring

  • 3–5 years of procurement, purchasing, or supply chain experience; prior supervisory or lead experience a plus
  • Familiarity with real estate development, construction, or property management environments preferred
  • Comfortable negotiating pricing, terms, and contracts with vendors and service providers
  • General understanding of construction, maintenance, and property management service categories
  • Ability to compare bids, analyze costs, and present clear recommendations to leadership
  • Experience with purchase orders, invoice processing, and vendor management workflows
  • Strong communication and interpersonal skills; able to collaborate effectively across teams
  • Comfortable reviewing vendor agreements and coordinating with legal or leadership on contract terms
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook); experience with procurement or property management platforms a plus (e.g., Yardi, Procore, or similar)
  • Demonstrated ability to leverage AI tools (such as Claude, ChatGPT, or Copilot) to improve efficiency in vendor research, contract drafting, spend analysis, and reporting
