ProSource Land Services is seeking an accomplished National Director of Title Services to lead and grow one of the company's most specialized service practices.

This is not a traditional title production or title company operations position. We are looking for a senior professional who can combine exceptional technical title expertise with project leadership, sound judgment, client management, team development and business development.

Our clients bring us the title problems that are difficult to solve.

ProSource supports complex infrastructure projects involving airports, utilities, pipelines, transportation systems, municipalities and other public and private infrastructure owners. Our title assignments routinely require professionals to reconstruct complicated ownership histories, interpret easements and conveyance documents, resolve gaps or inconsistencies in the public record, coordinate research across multiple jurisdictions, and develop practical solutions that can withstand client, agency and regulatory review.

Our aviation title practice is an important and growing part of the company. ProSource currently performs significant airport title work throughout Minnesota, Wisconsin, North Dakota, South Dakota and Iowa, while actively expanding this capability nationally, including opportunities in California, Texas and Florida.

We are looking for the person who can take ownership of this practice and help us build what comes next.

The Role

The National Director of Title Services will have overall responsibility for the technical quality, delivery, staffing and continued growth of ProSource's title practice.

The successful candidate must be equally comfortable working through a complicated title issue with an experienced researcher, explaining a recommended solution to an engineer or attorney, presenting an approach to a public-agency client, developing a scope and fee for a proposal, and building relationships that lead to additional work.

This individual will serve as a senior technical resource throughout ProSource and will work directly with executive leadership, project managers, title specialists, engineers, attorneys, airport sponsors, governmental agencies and infrastructure clients.

Key Responsibilities

• Lead ProSource's national Title Services practice, with accountability for technical quality, project performance, staffing, client satisfaction and profitability.
• Provide senior-level review and direction on complex title examinations, ownership histories, easements, encumbrances, conveyances, exceptions, gaps in the public record and other difficult title matters.
• Develop defensible strategies for resolving incomplete, inconsistent, misindexed or otherwise problematic land records.
• Direct chain-of-title research, surface title research, title continuations, title curative activities, document review and assimilation, and project-specific title investigations.
• Provide technical leadership for airport real estate and title assignments, including FAA-related title research, airport property ownership documentation, Exhibit A/property history support, Good Title evaluations, easements, releases, federal conveyances and other airport land matters.
• Review and approve significant title reports, technical memoranda, research conclusions and client deliverables.
• Establish consistent research methodologies, documentation standards, quality-control procedures and defensible work products across the practice.
• Manage and mentor title specialists, abstractors, researchers and other project personnel, including distributed and project-based resources.
• Determine appropriate staffing approaches for multi-county and multi-state title assignments and mobilize resources efficiently.
• Work collaboratively with ProSource's Right of Way, Acquisition, Relocation, GIS, Environmental and project management teams.
• Participate directly in client meetings and serve as a trusted technical advisor when complicated title or real estate issues arise.
• Develop scopes of work, assumptions, staffing plans, schedules and fee estimates for proposals and contract amendments.
• Assist executive leadership with pursuit strategy, proposal development, interviews and client presentations.
• Maintain and expand relationships with engineering firms, airport consultants, municipalities, airport sponsors, utilities, infrastructure owners and other clients.
• Identify opportunities to expand existing client relationships and develop new markets for ProSource's title services.
• Help expand ProSource's aviation title practice beyond its established Upper Midwest presence into additional national markets.
• Maintain accountability for project budgets, utilization, margins, schedules and overall financial performance of the Title Services practice.

What We Are Looking For

The ideal candidate is a recognized expert in complex infrastructure title—not simply someone who has worked in residential or transactional title insurance.

Candidates should have substantial experience researching and interpreting real property records associated with infrastructure, right of way, public works, utilities, transportation, aviation, energy or similarly complex land programs.

Strong candidates will demonstrate:

• Approximately 12+ years of progressively responsible title, land, right of way or real estate experience, with significant experience reviewing complex title.
• Advanced knowledge of title abstracting, examination, chain-of-title research, easements, conveyances, encumbrances, legal descriptions and public land records.
• Demonstrated ability to independently analyze unusual or incomplete title histories and develop reasonable, well-supported conclusions.
• Experience supervising title professionals and managing multiple assignments simultaneously.
• Strong project management skills, including scope, schedule, budget and quality-control responsibility.
• Experience communicating technical title issues to clients who may not be title specialists.
• Excellent professional writing skills and the ability to clearly document research methodology, findings, assumptions and conclusions.
• Strong client-service instincts and the judgment to recognize when a technical issue requires additional legal, survey, engineering or agency input.
• Demonstrated ability to develop long-term client relationships.
• A record of contributing to business development, proposals, interviews, account growth or new-client development.
• Ability and willingness to travel as necessary to support projects, clients and business development.

Particularly Valuable Experience

While no candidate is expected to bring every qualification, experience in several of the following areas would be especially valuable:

• Airport or aviation real estate
• Federal, state or municipal conveyances
• Right of way and eminent domain
• Utility, pipeline or electric transmission corridors
• Railroad title
• Public land records and historic conveyances
• Title curative
• Multi-state infrastructure programs
• Working with county recorders, registers of deeds, title companies and local abstractors
• Developing fixed-fee or parcel-based title scopes
• Professional consulting or engineering environments
• Proposal development and client interviews
• Business development and account management

Relevant professional credentials—including abstractor, title, real estate, IRWA or similar credentials—are valued, but demonstrated expertise, judgment and leadership are more important than any single designation.

Location

This position does not require relocation to Minnesota.

ProSource is open to exceptional candidates throughout the United States. Because a significant portion of our current title portfolio is located in Minnesota, Wisconsin, North Dakota, South Dakota and Iowa, experience in the Upper Midwest is valuable. We are also actively developing opportunities in California, Florida, Texas and other markets.

Candidates should be located where they can effectively lead a national practice and should have reasonable access to commercial air service.

Compensation: $150,000–$190,000 base salary, depending upon experience, technical qualifications, geography and demonstrated leadership capabilities. The position is also eligible for performance-based incentive compensation and ProSource's comprehensive employee benefits program.
