Job Description

Responsibilities:

Are you passionate about building strong connections with residents? Do you have affordable housing compliance experience? Are you looking to find more than just a job—rather, a career filled with purpose? Do you want to make an impactful difference by providing affordable housing to those who need it most?

If so, we are looking for you to join our team as an Occupancy Manager overseeing our lease up of new developments, initial certifications of property re-syndications and supporting affordable housing communities throughout the Northern California Bay Area.

This position supports affordable housing communities serving low-income households, seniors, families, and other eligible residents throughout the Northern California Bay Area. Communities may include LIHTC, MOHCD, HOME, Section 8 and other local subsidy programs, with a focus on maintaining compliance, resident service, and strong occupancy performance.

WHAT YOU’LL BE DOING AS AN OCCUPANCY MANAGER

  • Lead day-to-day occupancy operations for new affordable housing communities throughout the Northern California Bay Area.
  • Oversee the initial lease up of these new affordable housing communities including the first year recertifications including managing all workflows, lease renewals, move-ins, transfers, vacancy processing, and resident-file compliance.
  • Manage and support occupancy, initial certifications, leasing, and administrative staff; assign work, monitor productivity, and provide coaching and training.
  • Maintain tracking systems for initial certifications, lease renewals, applicant activity, vacancies, move-ins, and outstanding documentation.
  • Review household income, assets, deductions, and eligibility documentation to ensure accurate income certifications and compliance with LIHTC, MOHCD, HOME, and other applicable local subsidy-program requirements.
  • Coordinate the preparation, distribution, collection, and review of lease renewal and 1st year recertification documents.
  • Manage applicant and resident communication, including preliminary notices, missing-information requests, appointment scheduling, and timely resolution of inquiries.
  • Partner with Community Managers, compliance staff, developers, investors, agencies, and central-office teams to resolve file discrepancies, approval issues, and occupancy challenges promptly.
  • Maintain accurate, organized electronic and paper files that are audit-ready and support successful internal and external compliance reviews including management of all waiting lists.
  • Support leasing and office operations as needed, including applicant intake, lottery processes, unit tours, move-in coordination, resident reception, and professional handling of resident concerns.
  • Monitor occupancy, pipeline, and vacancy status; support timely unit turnover and move-ins to meet lease-up and stabilized-occupancy goals.

COMPENSATION:

  • $90,000 - $100,000 / year
  • Annual Performance Bonus

Compensation for this position is dependent on a variety of factors, including individual qualifications and geographical location. The range provided is intended to offer a general guideline and may vary based on these factors. Final compensation offers will be determined based on a comprehensive assessment of the candidate's background and the specific requirements of the role.

WHY YOU'LL LOVE IT HERE:

  • Customizable total rewards package – pick from our medical, vision and dental options, along with our life insurance and an Employee Assistance Program
  • Financial wellness perks to set you up for success - such as 401(k), FSA & HSA, employer-paid life and AD&D insurance; paid leave & disability programs.
