On-Site Apartment Maintenance Manager / Lead Maintenance Technician

Full-Time | Approximately 60 Units | San Diego, CA

We are looking for an experienced, dependable, and hands-on Apartment Maintenance Manager / Lead Maintenance Technician to join our property management team.

This position will be based on-site at a 34–40 unit apartment community and will also help maintain additional nearby properties, for a total responsibility of approximately 60 units.

We are looking for someone who is skilled and takes pride in their work, but just as importantly, someone with a positive attitude, good communication skills, and the ability to work well with residents, property managers, and the rest of our team.

What You’ll Be Doing

  • Manage and complete maintenance work orders for approximately 60 units
  • Work closely with the Property Manager to prioritize and schedule maintenance requests
  • Communicate professionally and respectfully with residents to coordinate access and repairs
  • Keep the Property Manager updated on completed work, outstanding items, and larger maintenance issues
  • Complete apartment turnovers from move-out through rent-ready
  • Interior painting, drywall repair, patching, and texture
  • General plumbing repairs and fixture replacement
  • General handyman and carpentry work
  • Kitchen renovations, including cabinet assembly and installation
  • Countertop installation
  • Bathroom renovations, including shower/tub replacement
  • Doors, locks, and hardware
  • Basic electrical and lighting repairs
  • Perform preventive maintenance and property inspections
  • Maintain common areas and overall property condition
  • Keep tools, materials, and maintenance areas clean and organized
  • Travel to nearby assigned properties when necessary
  • Respond to after-hours property emergencies when necessary

What We’re Looking For

  • 3+ years of apartment maintenance, construction, remodeling, or similar hands-on experience preferred
  • Experience completing apartment turnovers and renovations
  • Comfortable with painting, drywall, general plumbing, carpentry, kitchens, bathrooms, and general repairs
  • Ability to diagnose problems and work independently
  • Positive, professional attitude
  • Good people and communication skills
  • Comfortable interacting directly with residents
  • Able to coordinate work orders and scheduling with the Property Manager and residents
  • Respectful of residents and their homes
  • Dependable, organized, and able to follow through on assigned work
  • Able to communicate when a job is completed or when additional help or materials are needed
  • Willing to be part of a team and help where needed
  • Valid driver’s license and reliable transportation required
  • Bilingual English/Spanish is a plus

Apartment Turnovers

A major part of this position is being able to take a vacant apartment and get it fully rent-ready.

Depending on the condition of the unit, this may include painting, drywall, plumbing repairs, kitchen cabinets, countertops, bathroom renovations, shower replacement, fixtures, doors, hardware, and final punch-list work.

We are looking for someone who is comfortable doing the work themselves and takes pride in delivering a clean, finished apartment ready for the next resident.

We don’t expect one person to know how to do absolutely everything. What is important to us is experience, good judgment, a willingness to solve problems, a positive attitude, and knowing when something requires additional help or a specialized contractor.

Because this is an on-site position, being friendly, professional, and able to build a good working relationship with residents and the Property Manager is very important.

Compensation

$26–$34 per hour, depending on experience

  • Full-time position
  • On-site housing benefit
  • Primary property of approximately 34–40 units
  • Approximately 60 total assigned units
  • Additional assigned properties located nearby
  • After-hours emergency availability when necessary

Pay will depend on experience and demonstrated maintenance and renovation skills.
