The General Manager (GM) serves as the Chief Operating Officer of the Home Owners Association. This position has ultimate responsibility for the day to day operations, including all activities and relationships between the Association, Board of Directors, members, guests, employees, community, government and industry.

Community Summary

Located in Willowbrook, Illinois on 72 beautifully landscaped acres, Lake Hinsdale Village was designed in 1968 as a Green Community. The campus includes 35 acres of open space displaying an extensive variety of mature trees and numerous flower beds. The 11-acre man-made lake winds its way throughout the landscape. In addition to the 164 two- and three-bedroom townhomes, homeowners can choose among 375 one-, two- or three-bedroom condominium units. Each of the seven mid-rise condo buildings has elevators, heated underground parking as well as ample visitor parking lots.

A cornerstone for community activities, the LHV clubhouse has three levels, occupying 10,000 square feet. It features beamed cathedral ceilings, lounges, a kitchen and bar, fireplaces, reading area, and a game room with a pool table among its amenities. The lower level includes men's and women's locker rooms with access to the pool area and conveniently located near the exercise room. Residents enjoy the outdoor swimming pool from Memorial Day to Labor Day, as well as social and recreation activities which are held inside the Clubhouse and on the outside patio areas.

If outdoor activity is what you're looking for, in addition to the swimming pool, LHV has a private perimeter road that homeowners use for jogging, biking, and dog walking. Or perhaps a stroll around the lake bank is more your style. Tennis courts, pickleball courts and a playground provide the necessary areas for additional recreation. Paddleboats are available at the clubhouse pier for those who prefer a lazy outing on the lake and catch and release fishing is permitted for residents. A co-ed golf league, water aerobics and yoga clubs add to the fun recreation activities bringing residents together.

Parties, potlucks, dances and more are planned by the Social Commission for residents to enjoy year-round.

Role Summary

We are currently seeking an Onsite Community Association Manager with outstanding leadership and communication skills, a passion for delivering outstanding member and guest services, strong business acumen, excellent planning, and organizational skills. This individual will report to the General Manager and lead eight sub-associations to meet each Boards goals and objectives concerning asset management. Additionally, to ensure effective and efficient day-to-day operation of the Lake Hinsdale Village community's facilities and processes, this person will serve onsite as an active leader and promoter of the LHV community vision and philosophies, and commitment to clients, staff and community.

Responsibilities

  • Conduct daily and frequent site inspections to ensure the highest possible standards of safety, courtesy, cleanliness and efficiency are met
  • Maintain a high visible presence within the community and among the team to provide exceptional customer service by promptly addressing all members' inquires, concerns, and feedback
  • Responsible for the timely preparation and execution of all elements that pertain to required association meetings
  • Develop positive relationships
  • Responsible for compliance with each sub-association's policies/procedures as defined by the Board of Directors
  • Plans, develops and implements approved operational policies, procedures, methods and regulations related to general operating procedures for each sub-association
  • Primary driver in the development of the annual operating, cash, and capital budgets for each sub-association. Develops periodic checkpoints to assess compliance with the published budgets.
  • Responsible for the timely preparation of monthly financial reports for the Board of Directors for each sub-association
  • Coordinates the development of long-range and annual business plans aligned with association by-laws and policies
  • Oversees the impact and effect of association policies/programs/processes and recommends changes as needed
  • Monitors quality of association products and services to ensure maximum member and guest satisfaction
  • Secures and protects all the association assets
  • Establishes and maintains on-going dialogue with members to elicit input on Association direction and improvements
  • Coordinates with Board of Directors on the development and implementation of all strategic plans

Secondary Responsibilities

  • Plans, develops and approves specific operational programs, procedures, methods, rules and regulations in concert with general policies
  • Evaluates committee activities that report to the General Manager
  • Ensures compliance with purchasing policies and procedures
  • Provide feedback to the Management staff to ensure all employees are properly trained, supervised, scheduled and are knowledgeable of their responsibilities
  • Supports internal controls

  • Active Illinois CAM License Required

  • Minimum of Two (2) years Homeowner Association (HOA) Management experience required - onsite preferred

  • Onsite experience preferrably single family and condominium association experience

  • CMCA and AMS designations are a plus

  • Hospitality/club management background preferred

  • Bachelor's degree preferred. Associates degree or relevant experience required

  • Previous onsite management experience required

  • Strong interpersonal, supervisory and customer service skills are required

  • Able to set priorities, plan, organize, and delegate effectively

  • Strong written and verbal communication skills. Must have command of the English language both written and verbal

  • Excellent phone etiquette

  • Ability to work effectively under time constraints and deadlines.

  • Ability to read, understand, and explain financial statements including balance sheets, income statements and general ledger

Physical Responsibilities

  • Ability to sit for prolonged periods at a desk and work on a computer.

Pay and Benefits

$80,000 to $85,000, depending on education and experience.
