Role Summary

The Facilities & Maintenance Director provides overall leadership, accountability, and operational oversight for Facilities Operations in the Association, including Landscape & Grounds and Maintenance across a 9,465-home master-planned community.

This is a hands-on leadership role requiring strong field presence, operational judgment, financial accountability, vendor and project management, and effective team leadership. The Director must be able to assess competing priorities, delegate effectively, resolve issues, and drive work through completion while maintaining visibility across a large and complex operation.

We are seeking a proactive, solutions-oriented leader who takes ownership and creates momentum. The successful candidate will be able to distinguish urgent matters from routine operational issues, make sound decisions, empower the team, and bring forward solutions and recommendations.

Responsibilities

• Provide overall leadership for Landscape & Grounds and Maintenance operations.
• Lead, develop, delegate to, and hold Facilities Operations staff accountable.
• Maintain strong field presence and proactively identify operational needs.
• Oversee facilities, amenities, common-area assets, preventive maintenance, and repairs.
• Oversee landscape operations, irrigation, water management, lakes, ponds, fountains, and related infrastructure.
• Manage vendors, contractors, contracts, RFPs, bids, renewals, and performance.
• Oversee capital, reserve, and infrastructure projects from planning through completion.
• Develop and manage departmental budgets and monitor operational expenditures.
• Support reserve planning, forecasting, procurement, and long-term capital planning.
• Maintain organized project tracking, documentation, schedules, and reporting.
• Partner closely with the General Manager and AGM on operational priorities.
• Prepare and present clear recommendations and updates to leadership, committees, and the Board.

What Success Looks Like

Facilities Operations are organized, proactive, accountable, and consistently moving forward. The Director understands field conditions, establishes priorities, delegates effectively, holds staff and vendors accountable, anticipates problems, and brings leadership solutions and recommendations rather than simply escalating issues.

• 5+ years of facilities, maintenance, landscape, property, or related operational leadership experience.
• Demonstrated experience supervising teams and managing field operations.
• Strong vendor, contract, and project management experience.
• Experience managing budgets and operational financial performance.
• Working knowledge of facilities, landscape, irrigation, and preventive maintenance operations.
• Strong prioritization, delegation, organizational, and problem-solving skills.
• Strong written, verbal, and presentation skills.
• Proficiency in Microsoft Excel and PowerPoint.
• Large-scale HOA or master-planned community and/or municipal experience preferred.
• Relevant facilities, landscape, irrigation, horticulture, construction, or related education/certifications are a plus.
• Valid Driver's License and Clean Driving Record required

Physical Requirements

• Ability to stand and walk for extended periods throughout the workday.
• Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
• Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
• Manual dexterity to operate tools, equipment, and machinery safely.
• Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
• Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
• Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
• Ability to wear and use appropriate personal protective equipment (PPE).
• Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.

Pay and Benefits

$90,000 to $95,000 yearly, depending on education and experience.
