Duties & Responsibilities
- Perform routine maintenance and repairs throughout the community, including plumbing, carpentry, electrical, HVAC, and mechanical systems.
- Respond promptly to resident work orders and maintenance requests.
- Assist with preventative maintenance programs for building systems and equipment.
- Perform routine inspections of common areas, mechanical rooms, and building equipment.
- Assist with emergency repairs, including water intrusions, HVAC failures, and life safety issues.
- Participate in the on-call rotation for after-hours emergencies (week on/week off).
- Assist with inventory and organization of maintenance supplies and equipment.
- Maintain accurate work order and maintenance records.
- Coordinate with management regarding maintenance priorities and repair needs.
- Communicate professionally with residents, vendors, and management.
- Assist vendors and contractors as directed.
- Support capital improvement and special maintenance projects as assigned.
- Assist with routine testing and inspection of building systems, including fire protection equipment.
- Perform other duties as assigned.

Qualifications
- 4+ years of building maintenance experience required.
- Demonstrated plumbing and carpentry experience required.
- Experience with HVAC, electrical, and mechanical systems required.
- Experience in condominium, apartment, or commercial building maintenance preferred.
- Ability to communicate professionally with residents, vendors, and management.
- Bilingual (English/Spanish) required.
- Ability to work independently and prioritize multiple tasks in a fast-paced environment.
- Valid driver's license and reliable transportation preferred.
Physical Requirements
- Ability to stand and walk for extended periods throughout the workday.
- Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
- Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
- Manual dexterity to operate tools, equipment, and machinery safely.
- Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
- Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
- Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
- Ability to wear and use appropriate personal protective equipment (PPE).
- Ability to work varying schedules, including evenings, weekends, overtime, and participation in an on-call rotation (week on/week off) for emergency response
