Overview

Job Summary

ABM is seeking a reliable and customer-focused Lot Lead to oversee the daily operations of a parking facility and serve as the primary on-site liaison for the client. This position is responsible for coordinating parking operations, supporting revenue control activities, conducting facility inspections, maintaining operational records, and ensuring exceptional customer service. The Lot Lead will work closely with the client and ABM District Manager to maintain a safe, efficient, and professional parking operation. This is an individual contributor role with no direct reports or supervisory responsibilities.

Pay:  $23.00 - $27.00 an hour

The pay listed is the hourly range or the hourly rate for this position.   A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data. 

Shift:  Monday – Friday 8:30 – 5:00 pm

Responsibilities

Reporting & Coordination

  • Serve as the primary on-site point of contact for the client and report directly to the ABM District Manager.
  • Coordinate daily parking operations and communicate operational updates, concerns, and service needs.
  • Work closely with the client to ensure operational expectations and service standards are met.
  • Build and maintain positive working relationships with property management, tenants, visitors, and stakeholders.

Parking Operations

  • Support the day-to-day operation of the parking facility to ensure safe, efficient, and professional service.
  • Process parking payments through the PARKABM system.
  • Utilize TIBA parking access control equipment and systems to support facility operations.
  • Conduct routine safety and facility inspections and report maintenance, equipment, or operational concerns.
  • Assist with coordinating maintenance requests, repairs, and vendor access as directed.
  • Monitor parking equipment and promptly report operational issues.
  • Ensure parking procedures, client requirements, and company standards are followed.

Revenue Control

  • Monitor parking ticket transactions and reconcile transient parking revenue from pay stations.
  • Prepare and complete daily cash deposits in accordance with company procedures.
  • Maintain accurate revenue, cash reconciliation, and operational records.
  • Ensure proper documentation of all financial and operational activities.

Customer & Client Service

  • Provide exceptional customer service and professionally resolve customer concerns.
  • Respond promptly to client requests and operational needs.
  • Foster positive relationships with property management, tenants, visitors, and vendors.
  • Represent ABM professionally at all times through excellent communication and service.

Safety & Compliance

  • Follow all ABM safety policies, procedures, and required ABMU training.
  • Promote a safe work environment and promptly report safety hazards or incidents.
  • Conduct routine safety inspections and support compliance with client and company requirements.
  • Ensure adherence to all facility safety standards and operational procedures.

Administrative Responsibilities

  • Complete daily reports, sales documentation, cash reconciliation reports, surveys, and email correspondence accurately and on time.
  • Maintain organized operational records, revenue documents, and facility documentation.
  • Communicate operational updates and issues to management as needed.

Leadership Support

  • Lead by example by demonstrating professionalism, accountability, and strong customer service.
  • Support operational initiatives and special projects assigned by the client or District Manager.
  • Escalate operational concerns, safety issues, and client requests promptly to the District Manager.
  • This position does not supervise employees or have direct reports.
  • Perform other duties and special projects as assigned by the District Manager or client.

Qualifications

  • High school diploma or equivalent required.
  • Previous parking operations, valet, hospitality, customer service, or facility operations experience required.
  • Experience processing payments and handling cash reconciliation preferred.
  • Experience with parking access control systems such as TIBA preferred.
  • Strong customer service and communication skills.
  • Ability to work independently with minimal supervision.
  • Strong organizational and recordkeeping skills.
  • Proficiency with email communication and basic computer applications.
  • Valid driver's license may be required based on site requirements.

Physical Requirements

  • Ability to stand and walk for extended periods.
  • Ability to work outdoors in varying weather conditions.
  • Ability to lift up to 25 pounds occasionally.
  • Ability to conduct routine facility and safety inspections throughout the property.
