Facilities Maintenance Accountabilities and Competencies
Essential Accountabilities
Receive electronic, verbal, or written instructions to complete work order assignments on a routine or emergency basis.
Record start and finish times and provide job-site comments by cell phone in accordance with department policy.
Perform plumbing repairs and installations, including sinks, commodes, valves, and water coolers; replace damaged water lines and clear clogged drainage systems.
Measure, cut, thread, and prepare piping for replacement or new installations.
Perform additional duties such as minor electrical repairs and minor carpentry repairs.
Perform Daily Routine Building inspections and report findings electronically, verbally, or in writing as required.
Other Accountabilities
Repair or replace electrical outlets and change or replace lighting fixtures, tubes, and bulbs.
Repair or replace broken electrical switches when necessary.
Perform minor drywall repairs and adjust door hardware and latches so they operate properly.
Perform general duties necessary to maintain buildings in good operating condition.
Replace stained ceiling tiles after any leaks have been repaired.
Oversee outside vendors when necessary.
Obtain necessary materials from the warehouse as needed to complete assigned tasks.
Secure needed supplies or equipment from maintenance shops and notify the appropriate person of any additional supply or equipment needs.
Observe and report any unusual or emergency situations to the Manager or Director of Facilities Operations.
Make recommendations to the immediate supervisor regarding improvements to methods and procedures.
Work with other trades within the Facilities Maintenance Department as needed to complete repairs or projects.
Rotate as necessary to cover various shifts as required by the Facilities Maintenance Department schedule.
Department Specific Competencies
Become familiar with department policies and procedures.
Become familiar with CWF property, blocks, buildings, and systems.
Work safely, remain knowledgeable of all department safety policies, and stay attentive to safety talks, special instructions, and posted safety signs throughout the work area.
