The Portfolio Manager provides strategic oversight and operational leadership for a portfolio of ten or more residential communities across six or more states. This role is accountable for driving performance across all assets, with a focus on enhancing resident satisfaction, fostering strong community relationships, and delivering on financial targets established by ownership and asset management. Key priorities include safeguarding the physical and financial integrity of each community, ensuring full compliance with all applicable regulatory requirements across multiple jurisdictions, and implementing best-in-class operational practices. The Portfolio Manager will serve as a trusted partner to stakeholders while proactively identifying opportunities to optimize performance, elevate the resident experience, and sustain long-term asset value. In addition, this role is responsible for building, developing, and empowering high-performing teams. The Portfolio Manager will lead ongoing training and professional development initiatives, cultivate a culture of accountability, and equip on-site staff with the tools and confidence to operate independently while maintaining alignment with organizational standards. 

Primary Duties and Responsibilities

  •         ServeasaliaisonbetweentheCompanyandalllenders,investors, owners, and regulatory agencies.
  •         Act as the primary escalation contact for sensitive or complex resident issues, working collaboratively with site staff to ensure thoughtful, timely, and policy-compliantresolutions.
  •         Work in close partnership with the Vice President of PropertyManagement through regular check-ins and strategic discussions to ensure mutual understanding and coordinateddecision-making.
  •          Ensure that each community's buildings, apartment units, grounds, public spaces,roadways,parkingareas,andrecreationalfacilitiesaremaintainedto the highest quality standards. Conduct regular site visits and increase as necessary.
  •         Assist in overseeing implementation of property management policies, operationalplans,andstandardprocedures.Providefeedbackonchangesor improvements to our current policies orprocedures.
  •         OverseeandmonitorYardidailytoensureentriesarebeingprocessed. AssistwithimplementingneworupdatedYardiproductsandtrain personnel asneeded.
  •         Assist in the preparation and review of annual operating budgets for asset management approval. Monitor budget performance and prepare accurate and timely monthly financial reports. Review and approve expenses, including invoices and purchase orders, and make recommendations on reducingcosts.
  •         Ensure the completeness, accuracy, and timeliness of monthlyproperty management reporting across theportfolio.
  •         Monitor compliance at each community with all applicable agency guidelines, program requirements, and local, state, and federal housingregulations.
  •         Overseetherecertificationprocessateachcommunityandcollaboratewith property managers to ensure accuracy, completeness, and timely completion of requiredcertifications.
  •         Assist in negotiation and execution of vendor contracts in alignment with Companypolicy.
  •         Leadpre-inspectioneffortsforREAC/NSPIRE,MOR,investor,andagency audits.
  •         Participate in all scheduled inspections, oversee timely resolution of findings, and support preparation of comprehensive corrective action plans and responses in accordance with regulatory and investor expectations.
  •         CollaborateproactivelywithAssetManagementandAccountingteamsto resolve financial inquiries and operationaldiscrepancies.
  •         Support training and development of staff to meet ongoing property management staffing needs. Evaluate personnel performance and provide recommendationsaccordingly.
  •         In conjunction with the Vice President of Property Management, conduct regular staff meetings and training programs to promote continuous improvement and knowledgesharing.
  •         Work in partnership with Human Resources to address andresolve employee relations matters as theyarise.
  •         Act as primary liaison for site personnel and respond to community emergencies, including outside of regular business hours, to ensure timely support and resolution of urgentmatters.
  •         Actively participate in ongoing professional development to stay current with industry best practices and regulatorychanges.
  •         Work closely with the Property Operations Specialist on projects and monitor the overall performance of the properties.
  •         Other duties as assigned.

Skills and Experience

  • Bachelor's degree in real estate finance, business, accounting, or related field preferred, and/or three to five years of experience in property management.
  • LIHTC certification and Certified Occupancy Specialist (COS), or equivalent industry-recognized certifications, are required.
  • Operate with a mindset of continuous improvement and embrace career development.

  • Flexibility and sense of humor.
  • Proficiency with Yardi.
  • Proficiency with Microsoft Excel, PowerPoint, Word, Outlook, and other software programs, as required.
  • Current driver's license in good standing.
  • Own or lease a reliable vehicle and maintain valid insurance, as frequent travel between communities is required.
  • Ability to travel 50% of the time to multiple states.
  • Excellent customer service skills with strong team orientation.
  • Strong organizational skills, attention to detail, and ability to work independently while meeting deadlines.
  • Effective interpersonal skills with the ability to engage diverse populations.
  • Professional, respectful, and approachable demeanor toward residents, staff, and external stakeholders.
  • Prior supervisory or leadership experience preferred.

Other Details

Location: Manchester, CT; opportunity to transition to hybrid schedule after successful completion of initial 90-day onboarding period. Up to 50% travel to multiple states. 

Position Type: Full-Time, 8:00am-5pm, 1 hour lunch

FLSA Status: Exempt/Salaried (ineligible for overtime compensation); hiring range is $95,000-$110,000 annual base compensation
