    Preconstruction / Design Manager

    Our client is a nationally recognized, general contractor known for delivering complex, large-scale projects across commercial, aviation, healthcare, mission critical, infrastructure and advanced technology markets.     They are looking for Preconstruction / Design Manager for their Nashville location.


    The Preconstruction / Design Manager is a leader, integrator, and communicator responsible for aligning project design, cost, schedule, and execution strategy from early pursuit and preconstruction through transition into construction. This role serves as a bridge between owners, owner’s representatives, design partners, estimating teams, and operations. The position blends design management, estimating, and project management responsibilities with a strong emphasis on owner communication, risk management, and decision support.


    Design Management & Coordination

    • Lead and coordinate multidisciplinary design teams from conceptual design through construction documents.

    • Manage design schedules, deliverables, and coordination milestones.

    • Facilitate design reviews focused on constructability, scope clarity, and risk mitigation.

    • Ensure design intent, quality, and approved decisions are incorporated into documents.

    • Coordinate BIM integration and design documentation requirements.

    Preconstruction & Estimating Integration


    • Partner with estimating teams on conceptual estimates, design-build pricing, GMP development, and cost validation.

    • Understand CSI and Uniformat structures to ensure scope completeness.

    • Identify and communicate cost, scope, and constructability risks.

    • Support bid package strategy and early trade partner engagement.

    • Clearly communicate estimate scope, assumptions, and pricing to owners.

    Project Management & Schedule Alignment


    • Develop and manage design and preconstruction schedules aligned with overall project milestones.

    • Integrate design deliverables with procurement and construction needs.

    • Identify execution risks and lead resolution strategies.

    • Support development of early execution and logistics plans.


    Owner & Owner’s Representative Communication

    • Serve as a primary point of contact during design and preconstruction.

    • Lead owner meetings focused on design progress, cost, risk, and decisions.

    • Translate technical, cost, and schedule data into clear guidance.

    • Build trust through transparency, responsiveness, and follow-through.


    Transition to Construction

    • Ensure clarity of design intent, assumptions, and risks during handoff.

    • Support seamless transition into construction execution.

    • Remain engaged post-award as needed to support early execution.


    Qualifications

    • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.

    • 8+ years of experience spanning design management, estimating, preconstruction, or project management.

    • Strong understanding of design documentation, estimating processes, and construction execution.

    • Proven ability to communicate with owners, designers, and internal teams.

    • Strong leadership, organizational, and risk-management skills.
