My client, a mid-sized General Contracting firm located in Kansas City is looking to add a talented Preconstruction Manager (with commercial project experience) to their growing team! The Preconstruction Manager is responsible for assisting in the leading and management of all preconstruction activities, including conceptual budgeting, estimating, value engineering, and bid management.

With their growth and project pipeline, they are looking for a very talented Preconstruction Manager to join their growing team!




Description

  • Lead the preconstruction phase from concept through final design.
  • Review project plans, specifications, and scope of work.
  • Coordinate with architects, engineers, and consultants to ensure design alignment with budget and schedule.
  • Develop project execution strategies and identify potential risks.
  • Prepare detailed cost estimates, budgets, and quantity take-offs.
  • Analyze labor, material, and equipment requirements.
  • Solicit and evaluate subcontractor and supplier bids.
  • Perform value engineering to optimize cost without compromising quality.
  • Maintain and update estimates throughout design phases.
  • Develop preliminary project schedules and milestones.
  • Identify critical paths and potential scheduling risks.
  • Collaborate with project management and field teams to align timelines.

Profile

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
  • 5+ years of progressive experience in commercial construction estimating and preconstruction.
  • 2+ years in a management role, preferably within a general contracting environment.
  • Proven ability to lead complex, multi-million dollar preconstruction efforts across various sectors (e.g., healthcare, education, mixed-use, industrial).
  • Strong knowledge of construction means and methods, market conditions, and subcontractor trades.
  • Proficiency in estimating software and project management tools.
  • Excellent written and verbal communication, presentation, and negotiation skills.
  • Highly organized with strong analytical and decision-making abilities.
