Position Overview The Preconstruction Manager is responsible for leading the preconstruction phase of commercial construction projects across healthcare, education, and municipal sectors. This role oversees budgeting, estimating, scheduling, constructability reviews, value engineering, client coordination, and subcontractor engagement while partnering closely with Operations to ensure a successful transition into construction. Experience with Construction Manager-at-Risk (CMAR) and Design-Build delivery methods is required.
Key Responsibilities & Measures of Success
Preconstruction Leadership: Lead all aspects of the preconstruction process, including estimating, budgeting, scheduling, and client coordination.
Operations Alignment: Partner with Operations teams to align project scope, logistics, staffing, and execution strategies. Ensure a smooth handoff from preconstruction to project operations.
Cost & Schedule Management: Develop and manage preconstruction schedules and milestone deliverables. Prepare conceptual budgets, quantity takeoffs, GMP proposals, and value engineering recommendations.
Business Development & Interviews: Support business development through proposals, interviews, and client presentations.
Design & Contract Review: Review construction drawings, specifications, and contracts for accuracy and constructability.
Procurement & Negotiation: Solicit, evaluate, and negotiate subcontractor and supplier pricing.
Relationship & Risk Management: Develop strong relationships with clients, design teams, and trade partners. Identify project risks and provide cost-effective construction solutions.
Qualifications & Ideal Candidate Attributes
Education: Bachelor's degree in Construction Management, Engineering, or a related field preferred.
Experience: 5+ years of commercial construction experience with strong preconstruction, estimating, or operations leadership experience.
Delivery Methods: Mandatory experience with CMAR and Design-Build project delivery.
Sector Experience: Healthcare, education, and municipal construction experience is highly preferred.
