Lead Preconstruction EffortsLead the preconstruction process from initial pursuit through project handoff, ensuring alignment with client objectives, budget, and schedule. Prepare detailed conceptual and competitive cost estimates using historical data, quantity takeoffs, and market pricing. Develop and manage project budgets, value engineering initiatives, and cost-saving strategies without compromising quality or performance. Coordinate constructability reviews and collaborate with architects, engineers, and consultants to optimize design and project execution. Solicit, evaluate, and negotiate subcontractor and supplier pricing to develop accurate and competitive bid proposals. Prepare bid packages, scopes of work, and procurement strategies while identifying project risks and mitigation opportunities. Develop preliminary project schedules, logistics plans, and phasing strategies to support successful project planning and execution. Experience estimating projects in the commercial, multifamily, industrial, or healthcare sectors is required. Project valuations at $5M+ are necessary. Strong client-facing skillset and strong written and verbal communication skills are essential.Base salary of $120,000 to $150,000. Yearly bonus based on company and personal performance. 401(k) with company match. 3-4 weeks PTO (negotiable) + holidays. Comprehensive health, dental, and vision plans and much more.
