You’ll have a voice in how projects are priced, planned, and ultimately delivered, working closely with development, ownership, subcontractors, and internal leadership. What You'll Do
Prepare detailed estimates, budgets, and supporting information for potential projects.
Review contract documents, identify potential issues, and recommend cost-effective improvements.
Develop preliminary construction estimates and budgets and prepare bid proposals for project submittal.
Build and maintain strong relationships with subcontractors while gathering and clarifying pricing information.
Establish and communicate cost and compensation expectations.
Ensure cost compliance and estimate completeness while minimizing subcontractor questions and scope gaps.
Organize and manage preliminary project buyout, including bid packages and detailed subcontractor scopes of work.
Develop preliminary material estimates for lumber, drywall, brick, and other major construction materials.
Obtain and analyze multiple bids across project scopes to ensure competitive pricing.
Assist with preparation and refinement of final project budgets.
Must-have:
5+ years in estimating/preconstruction
Direct experience estimating ground-up multifamily/apartment projects
Experience working for a GC, multifamily builder, or developer-builder
Strong subcontractor bid solicitation and bid leveling experience
Ability to create budgets from early design documents
Strong knowledge of wood-frame multifamily construction
Experience managing projects through GMP or final contract pricing
Comfortable working directly with owners, architects, and subcontractors
Strong preferences:
Podium or mid-rise multifamily experience
Design-build experience
Value engineering experience
Experience managing junior estimators or a preconstruction team
Existing subcontractor relationships in the local market
