Preconstruction Manager – Healthcare Construction

A leading commercial contractor is seeking an experienced Preconstruction Manager to lead estimating and preconstruction efforts for healthcare construction projects. This is an excellent opportunity to join a well-established builder with a strong pipeline of healthcare work and a reputation for delivering complex projects in active medical environments.

The ideal candidate is a strategic thinker with strong estimating and preconstruction experience who can develop accurate budgets, manage bid processes, and collaborate with clients, architects, engineers, and operations teams to ensure successful project execution.

Key Responsibilities

· Lead preconstruction efforts for healthcare construction projects from concept through project start · Develop conceptual budgets, detailed estimates, and cost analyses · Manage subcontractor solicitation, bid leveling, and procurement strategies · Review drawings, specifications, and project requirements for completeness and constructability · Identify value engineering opportunities and cost-saving solutions · Collaborate with Project Managers, Superintendents, and operations teams during project planning · Interface with healthcare clients, architects, engineers, and consultants throughout the preconstruction process · Support project handoff and ensure a smooth transition to construction teams · Assist with scheduling, logistics planning, and risk assessment during preconstruction

Qualifications

· 5–15+ years of experience in commercial construction estimating and preconstruction · Strong healthcare construction experience preferred (hospitals, medical offices, surgical centers, clinics, healthcare renovations, etc.) · Proven ability to lead preconstruction efforts on complex commercial projects · Strong knowledge of construction methods, materials, and pricing · Experience with conceptual estimating, budgeting, and value engineering · Proficiency with estimating software and takeoff tools (Bluebeam, OST, PlanSwift, etc.) · Stable work history with reputable commercial contractors · Strong leadership, communication, and client-facing skills

Compensation and Benefits
