Job Description

DPR Construction is seeking a Preconstruction Manager with 10-15 years of healthcare-focused commercial construction experience. This leader will drive the preconstruction effort on complex, cutting-edge healthcare projects-including hospitals, specialty care centers, MOBs, and large-scale renovations. In this senior role, you will partner closely with architects, engineers, health system executives, user groups, and subcontractors. You will guide the full preconstruction lifecycle with strategic insight, technical depth, and a strong focus on client advocacy and project predictability. Your key responsibilities will include:

Leadership & Strategy Oversee the full preconstruction effort-from first estimate through subcontract finalization-for technically complex healthcare projects. Lead multidisciplinary teams, driving alignment between owners, design partners, and DPR operations to ensure scope clarity, cost accuracy, and project readiness. Serve as a trusted advisor to healthcare clients, providing clear, data-driven recommendations that support clinical operations, long-term facility performance, and capital planning. Facilitate and often lead value engineering sessions that account for clinical flow, infection control, equipment planning, and regulatory requirements unique to the healthcare environment. Guide strategic pricing, procurement, and risk assessment initiatives across all building system scopes.

Estimating & Technical Expertise Develop conceptual cost models for healthcare facilities using schematic or feasibility-level documents, ensuring accuracy across structural, MEP, medical gas, and specialized systems. Conduct variance analyses, detailed quantity takeoffs, and cost scenario modeling as design evolves. Prepare complete, presentation-ready estimate packages tailored to healthcare decision-makers, including cost drivers, phasing impacts, operational constraints, and alternatives. Demonstrate deep understanding of unit costs and market factors affecting healthcare construction, including MEP complexity, equipment integration, and regulatory compliance.

Trade Partner & Procurement Management Prepare detailed bid instructions, trade clarifications, and comprehensive bid packages specific to healthcare scopes. Lead the solicitation, analysis, and leveling of subcontractor proposals-including MEP, HVAC, fire protection, medical gas, imaging, and other specialized trades. Provide subcontractor award recommendations and lead negotiations with trade partners to ensure best value, scope alignment, and risk mitigation.

Client Engagement & Business Development Represent DPR in request for proposal (RFP) responses, interviews, and formal project presentations. Cultivate long-term relationships with health systems, design partners, and key industry stakeholders. Identify and pursue new project opportunities, helping strengthen DPR's presence in the healthcare sector.

Contract & Risk Management Review construction contracts with an eye for critical healthcare-specific clauses, including infection control, shutdown coordination, regulatory compliance, equipment commissioning, and damages provisions. Provide informed guidance on project risk, phasing strategies, and constructability considerations unique to healthcare facilities.

Qualifications:

We seek a senior-level leader who is collaborative, detail-oriented, and capable of driving large, complex healthcare projects through preconstruction with confidence and precision. The ideal candidate will possess:

10-15 years of experience as a commercial construction estimator or preconstruction leader, with substantial experience in healthcare. Strong communication and listening skills, with the ability to present clearly to both technical and non-technical stakeholders. Demonstrated success resolving complex issues, adapting to evolving design requirements, and proactively managing project risk. Experience leading teams in a fast-paced, highly collaborative preconstruction environment. Proficiency with Microsoft Office Suite, estimating software (WinEst, Timberline, or similar), take-off tools (On-Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management platforms (CMiC or similar), and scheduling tools (Primavera or similar). Bachelor's degree in Construction Management, Engineering, Architecture, or related field. A strong work ethic, a proactive mindset, and a customer-first approach.

This position is salaried. This is NOT a remote role. Anticipated starting pay range: $150,000.00- $180,000.00
