The Renovations Preconstruction Manager provides dedicated estimating, purchasing, scope development, and preconstruction support for Renovations By Garman. This position supports a clean separation between Renovation and New Homes estimating and purchasing workflows while ensuring renovation projects are accurately scoped, competitively priced, properly purchased, and ready for production handoff.
Review plans, specifications, selections, proposals, and scopes of work.
Prepare clear scopes of work, allowances, exclusions, and assumptions.
Perform material, labor, and trade take-offs.
Obtain and compare competitive pricing from Trade Partners and Suppliers.
Identify value engineering opportunities and pricing risks.
Create and maintain purchase orders and variance purchase orders.
Coordinate procurement, special orders, and long-lead materials.
Assign Trade Partners in BuilderTrend and coordinate scheduling.
Process purchasing emails, invoice questions, variance requests, and revisions.
Prepare change-order pricing and supporting documentation.
Maintain estimating and purchasing data, templates, and price files.
Collaborate with Operations, Sales, Design, Accounting, Project Managers, Suppliers, and Trade Partners.
Promote Garman Builders' Mission, Vision, and Values and perform other assigned duties.

Maintains relationships with Suppliers and Manufacturers.
Collaborates with Trade Partners, Subcontractors, and Vendors.
Requirements:
Minimum of three (3) years of experience in residential construction estimating, purchasing, project management, or a related construction field; renovation experience preferred.
Working knowledge of residential construction methods, building materials, building codes, and construction sequencing.
Ability to read and interpret architectural plans, specifications, engineering drawings, and scopes of work. Experience using estimating, scheduling, and purchasing software; BuilderTrend and Sage experience preferred.
Proficient in Microsoft Office Suite, AI platforms such as ChatGPT and CoPilot, and CAD.
Strong mathematical, analytical, organizational, and problem-solving skills with exceptional attention to detail.
