Crain Construction, Inc. is seeking an experienced Preconstruction Manager to lead estimating efforts and help shape projects from early concept through turnover to operations. 

This role is idea for a professional who enjoys working at the front end of projects--partnering with clients and design teams, identifying risk early, and building a clear roadmap for successful execution.  The Preconstruction managerleads the preconstruction process to set each project up for success before construction begins.

What You’ll Do 

  • Deliver timely conceptual budgets based on limited design and early concepts with minimal guidance. 
  • Collaborate with clients and design teams through the design phase to offer value and constructability input.
  • Analyze complex plans, specifications, and existing conditions to produce highly accurate and detailed estimates. 
  • Coordinate a team of trade partners and material suppliers throughout the preconstruction phase. 
  • Evaluate trade partner and vender proposals to ensure the scope is complete and as specified. 
  • Collaborate with operations in developing schedules, staffing plans, and logistical needs as required for preconstruction efforts. 
  • Actively participate in client interviews and meetings, assisting in the creation and delivery of impactful presentations. 
  • Support the operations team after project award including review of trade partner contracts and aiding with estimating change orders. 
  • Developing new and strengthening existing relationships with trade partners, material suppliers, design teams, and clients.

What You’ll Bring 

  • Bachelor’s degree in construction management, engineering, architecture, or related field (or equivalent experience) 
  • 5+ years of experience in preconstruction, estimating, or project management for a commercial general contractor or equivalent
  • Strong understanding of construction documents, scopes and pricing strategy
  • Experience developing budgets in early design phases with limited information 
  • Ability to identify risk and communicate solutions clearly 
  • Proficiency with tools such as Bluebeam, On-Screen Takeoff, and estimating software (Sage/Timberline preferred) 
  • Strong communication, organization, and problem-solving skills 
  • Collaborative mindset with a client-focused approach 
  • Exceptional relationship management skills with a focus on meeting client needs
