Company is seeking a Preconstruction Manager to support the planning, estimating, and procurement efforts for a growing portfolio of multifamily and mixed-use development projects throughout New Jersey. This individual will play a critical role in evaluating project costs, managing subcontractor bidding, and ensuring projects are positioned for success before construction begins.

Description
- Estimating: Review architectural, structural, and MEP drawings to develop conceptual and detailed project estimates.
- Bid Management: Solicit pricing from subcontractors and suppliers while managing competitive bid packages.
- Purchasing: Support purchasing and procurement activities during the preconstruction phase.
- Team Leadership: Prepare estimate summaries, budget recommendations, and procurement reports for senior leadership.
- Documentation: Utilize Bluebeam, Procore, and other construction management software to support estimating and procurement efforts.
- Quality Control: Build and maintain strong relationships with subcontractors and vendors while driving the bidding process from initial outreach through final award.
Profile
- 3+ years of experience in estimating, purchasing, or preconstruction management within multifamily construction.
- Experience working on wood-frame/stick-frame multifamily projects, ideally ranging from 70 to 200+ units.
- Strong ability to interpret construction drawings, specifications, and project documentation.
- Experience performing quantity takeoffs, budget preparation, and subcontractor bid analysis.
- Proficiency with Bluebeam and Procore is highly preferred.
- Bachelor's Degree in Construction Management, Engineering, Architecture, or a related field is preferred.
- Excellent analytical, organizational, and communication skills.
- Self-motivated professional comfortable working in a fast-paced, entrepreneurial environment.
- Ability to proactively engage subcontractors, gather key project information, and drive projects forward.
