As our project pipeline continues to grow, we're looking for a Procurement Specialist to help us source smarter, negotiate better, and keep our jobsites stocked and on schedule.

About the Role


This is a high-visibility role for someone who thrives in a fast-paced construction environment and wants real ownership over how materials and services get to the jobsite. You'll work directly with project executives, superintendents, and estimators on live high-rise and mid-rise projects — not just processing purchase orders, but actively shaping procurement strategy, vendor relationships, and cost outcomes across multiple concurrent developments.


Responsibilities


  • Lead the full procurement cycle for ground-up residential projects — from bid solicitation and vendor qualification through purchase order issuance, delivery tracking, and closeout
  • Source and negotiate pricing for major trade packages and materials (concrete, steel, curtain wall, MEP, elevators, façade systems, interior finishes) specific to high-rise and mid-rise construction
  • Build and maintain a reliable network of subcontractors, suppliers, and fabricators across the NYC metro area, vetting for pricing, capacity, and reliability
  • Partner with project managers and superintendents to align procurement timelines with construction schedules, proactively flagging long-lead items (elevators, generators, curtain wall systems, structural steel) before they become schedule risks
  • Track material and equipment lead times, manage delivery logistics, and resolve supply chain disruptions before they hit the field
  • Analyze bids and proposals for cost, scope completeness, and compliance with project specifications and NYC building codes
  • Negotiate contracts and change orders with subcontractors and vendors to protect project margins
  • Maintain accurate procurement records, budgets, and vendor performance data across active projects
  • Support value engineering efforts by identifying cost-saving alternatives without compromising quality or code compliance
  • Ensure compliance with union labor agreements, prevailing wage requirements, and NYC DOB regulations where applicable


Qualifications


  • 8+ years of procurement, purchasing, or supply chain experience in commercial or residential construction, with a strong track record on high-rise and/or mid-rise ground-up residential projects
  • Solid understanding of the ground-up construction process and major trade sequencing (site work through finishes)
  • Working knowledge of NYC construction market conditions, local subcontractor/supplier landscape, and DOB/union considerations
  • Strong negotiation skills and a track record of driving cost savings without sacrificing quality or schedule
  • Proficiency with procurement or project management software (Procore, PlanGrid, Sage, Timberline, or similar)
  • Excellent organizational skills and the ability to manage procurement across multiple active projects simultaneously
  • Strong relationship-building skills — this role lives and dies on vendor trust and responsiveness
  • A proactive, deadline-driven mindset; comfortable making decisions under pressure when schedules are tight


Required Skills


  • Experience procuring for structural steel, curtain wall, or elevator packages specifically
  • Familiarity with estimating and takeoff processes
  • Existing relationships with NYC-area subcontractors and material suppliers
  • OSHA 30 certification


Pay range and compensation package


Salary: $175,000–$220,000, commensurate with experience
