Job Title: Project Manager - Advanced Technology ConstructionJob Description
This role leads the planning, coordination, and execution of complex construction projects within advanced technology environments such as cleanrooms and semiconductor facilities. The Project Manager drives an injury-free safety culture, oversees preconstruction and construction activities, manages subcontractors and project finances, and ensures projects are delivered safely, on schedule, within budget, and to the highest quality standards. This position offers the opportunity to work on large, high-profile advanced technology and data center projects for an industry leader.
Responsibilities
- Promote and model a strong safety culture by demonstrating a personal commitment to an injury-free environment and mentoring others to follow safety practices.
- Investigate safety incidents, identify root causes, and retrain staff as needed to prevent recurrence.
- Support the preconstruction team with quantity takeoffs, trade coordination, scope of work development, scope review, bid package development, schedule development, bid list creation, and bid advertisement.
- Lead the planning and implementation of the buyout schedule, verify pricing and scope, identify successful bidders, perform gap analysis against the initial scope, and manage issuance of subcontracts.
- Set up and manage the submittal schedule, coordinate submittal priorities with the project team, and review and approve all shop drawings and samples prior to submission to architects or engineers.
- Ensure approved submittals are returned to subcontractors and made available to the project team in alignment with the project schedule and contract requirements.
- Coordinate with logistics to obtain pricing on materials and equipment and ensure timely procurement to support the project schedule.
- Collaborate with risk management to confirm approval and bonding requirements for subcontractors, review decisions with project leadership, and provide ongoing risk analysis of subcontractors throughout the project lifecycle.
- Coordinate all project stakeholders, including subcontractors, owners, field teams, design teams, vendors, and other partners, to maintain alignment and resolve issues promptly.
- Distribute change requests to subcontractors for pricing and schedule input, gather and evaluate subcontractor pricing, and confirm accuracy and completeness.
- Prepare, submit, and obtain owner and architect approval for change requests, ensuring proper documentation and alignment with contract requirements.
- Lead and facilitate key project meetings such as monthly project reviews, progress meetings, and Owner-Architect-Contractor (OAC) meetings.
- Manage the monthly subcontractor and owner pay application process, ensuring accuracy, timeliness, and compliance with contract terms.
- Prepare the project schedule in collaboration with the Project Superintendent, gather input from the project team, and apply Lean principles where appropriate.
- Develop and regularly update project schedules for both preconstruction and construction activities, maintaining realistic timelines and milestones.
- Manage materials, labor, and procurement logs to ensure appropriate resources are available to meet schedule commitments.
- Identify potential schedule impacts related to scope changes, weather, manpower, or other factors, and facilitate mitigation plans to minimize delays.
- Provide clear written documentation for decisions affecting budget, schedule, legal matters, quality, and safety, following current best practices for project documentation.
- Deliver regular reporting and analysis to the project team to communicate overall project status, performance, and profitability.
- Prepare monthly cost and margin forecasts with input from the superintendent and review results with the project team.
- Participate in the development of the project budget and regularly compare actual costs to budget, highlighting discrepancies and opportunities to improve financial performance.
- Lead the overall project closeout process using best practice standards, including punch list completion, financial reconciliation, subcontract closeout, and collection of warranties and closeout documents.
- Gain a thorough understanding of the estimating process from conceptual phase through Guaranteed Maximum Price (GMP) development and support estimating efforts as needed.
- Identify, understand, and actively manage project risks, developing mitigation strategies and monitoring risk throughout the project.
- Understand and manage the project business plan to maximize financial success and support long-term client relationships.
- Implement and manage operational and administrative components of multiple or moderately complex construction projects.
- Use experience and technical knowledge to identify project problems, recommend practical solutions, and support the team in implementing corrective actions.
- Oversee deliverables from internal resources and functions such as internal project services, logistics, and self-perform teams, ensuring integration into the overall project plan.
- Engage in business, industry, and community activities to build and strengthen external relationships and support future business opportunities.
Essential Skills
- At least 7 years of experience in construction management, project management, or a related construction leadership role.
- Strong experience in advanced technology and semiconductor projects, including cleanroom environments and tool installation.
- Proficiency in managing mechanical, electrical, plumbing (MEP), and process piping scopes on complex projects.
- Demonstrated ability to supervise construction activities and work effectively in a superintendent or similar leadership capacity.
- Proven experience working with general contractors and managing subcontractor performance and relationships.
- Ability to perform work accurately, completely, and in a timely manner under demanding project conditions.
- Strong verbal and written communication skills, including the ability to conduct effective presentations.
- Proficiency in MS Office for reporting, analysis, documentation, and communication.
- Proficiency in project management practices, including scope, schedule, cost, quality, risk, and stakeholder management.
- Proficiency in required construction technologies and tools used for project coordination and documentation.
- Proficiency in scheduling software to develop, maintain, and analyze project schedules.
- Ability to read and interpret blueprints and construction documents accurately.
- Experience managing change orders, RFIs (Requests for Information), and other construction documentation processes.
- Ability to manage budgets, monitor costs, and maximize project profitability.
- Ability to build strong working relationships and collaborate effectively with internal and external stakeholders.
- Thorough knowledge of project processes and how each function supports successful project completion.
Additional Skills & Qualifications
- Bachelor's degree in construction management, engineering, or a related field.
- Experience on large-scale advanced technology projects, including semiconductor facilities, cleanrooms, and data centers.
- Experience with Lean construction principles and their application to scheduling and project delivery.
- Familiarity with risk management practices, including subcontractor risk assessment and bonding requirements.
- Experience preparing and reviewing cost and margin forecasts and contributing to project business plans.
- Ability to generate future work opportunities through relationship building and strong project delivery.
- Comfort engaging in industry and community activities to represent the organization and strengthen external relationships.
Work Environment
This position is fully onsite at the project jobsite office and requires a daily presence in the field to support active construction activities. The first assignment will be based at a large advanced technology facility in Essex Junction, Vermont. The work environment includes complex semiconductor and cleanroom settings, coordination of MEP and process piping systems, and collaboration with owners, design teams, subcontractors, and vendors. You will use construction technology tools, scheduling software, and standard office applications such as MS Office while working closely with field and office teams. The role follows typical construction project hours, with flexibility required to meet schedule demands, attend key meetings, and support critical project milestones.

Pay and Benefits
The pay range for this position is $60.00 - $75.00/hr.
