We self-perform commercial interior construction across metal framing, drywall, acoustical ceilings, EIFS, stucco, painting, and Division 8 and 10 Specialties. We work for leading general contractors in major markets across the country on large-scale projects, and we run our jobs on accountability and straight communication between the office and the field. This position is based out of our national headquarters in Kennesaw, GA.The RoleThis Project Manager position sits at the center of the job. You own the schedule, the budget, and the job's financial performance, and you're the person general contractors, architects, field leadership, and other trades come to when they need an answer. It suits a subcontractor-side PM who is technically strong, comfortable making decisions, and able to keep multiple commercial interiors projects moving at once.What the Job Looks LikeYou'll run projects from preconstruction through close-out. That starts with the estimate handoff, contract and scope review, and material buyout, and carries through building and maintaining the schedule, tracking job costs, and finding efficiencies that don't come out of the quality of the work. A large share of the job is coordination: keeping the GC and design team current, resolving conflicts with other trades before they become delays, and making sure your field leadership has what they need to keep crews productive.The rest of it breaks down like this:Own job financials, including schedules of values, monthly pay applications, job cost reports, and cost-to-complete forecasting that protects marginPrice, negotiate, and track change orders, and make sure extra work gets documented and paidMake occasional site visits to check progress and work through issues directly with superintendents and foremenSpot risks early (manpower, material lead times, schedule compression, scope gaps) and put a plan against them before they cost moneyKeep documentation clean and current: submittals, RFIs, change orders, daily records, and close-out packagesHold the job to company safety and quality standardsSupport and develop the assistant project managers working under youBackground We're Looking ForWe're after four or more years managing commercial construction projects, with direct experience in drywall and metal framing scopes. Subcontractor-side experience is strongly preferred, and exposure to acoustical ceilings, finishes, or Division 8 and 10 work is a plus. You should be comfortable reading drawings and specs, reviewing subcontract agreements, and managing a job's cost and billing from start to finish. We run Procore, On-Screen Takeoff, and QuickBid. If you've worked in other project management, takeoff, or estimating platforms, that background transfers and we'll train you on ours.Beyond the technical side, we're looking for:Clear, direct communication with general contractors, design teams, and field leadershipA track record of leading crews and holding people accountable without burning them outSteadiness when conditions change, which on interiors work is most weeksJudgment about GC relationships: anticipating what they need and delivering on it so the next job comes back to usPay and BenefitsCompetitive compensation, a full benefits package, and steady work on significant commercial projects.
