Project Manager


Location: Atlanta, GA
Pay Range:
$34.00 – $41.50 per hour (flexibility depending on experience)

Work-Life Balance
This role offers strong work-life balance. Overtime is minimal, and extended hours are generally only required when traveling to project sites. When travel results in longer days, team members often take a half day on Friday during the same week.

Position Summary
We have an exciting opportunity for an experienced Construction Project Manager to oversee educational and commercial construction projects from start to finish. This role ensures projects are completed according to contract documents and plans, stay within budget, and maintain proper schedules. The Project Manager will manage multiple projects simultaneously, typically six to eight active projects—and serve as the owner’s representative, ensuring budget, quality, and schedule remain on track throughout the construction lifecycle.

Key Responsibilities
  • Manage client needs and expectations throughout the life of the project through regular meetings and communication
  • Serve as the primary owner’s representative coordinating architects, general contractors, consultants, and end users
  • Coordinate stakeholders during all phases of design and construction
  • Participate in interview panels and assist with contractor selection and bidding processes
  • Review and respond to correspondence including progress reports, testing results, and project documentation
  • Maintain thorough working knowledge of project plans, specifications, contracts, and schedules
  • Participate in and lead project meetings
  • Manage and track change orders
  • Monitor design and construction progress and proactively troubleshoot potential issues
  • Ensure projects are closed out in accordance with established procedures
  • Attend and participate in pre-bid conferences, zoning meetings, and public hearings
  • Manage project documentation and files per established guidelines
  • Manage design professional contracts, amendments, and end-user change requests
  • Coordinate third-party consultants and manage claims as needed
  • Recommend improvements to standard operating procedures based on project outcomes

Financial Responsibilities
  • Review and approve contractor and consultant payment requests
  • Assist with development and management of project budgets
  • Validate contractor pay applications and vendor invoices
  • Assess and report financial risks
  • Approve schedules, schedules of values, and wage and rental rates
  • Verify project budgets and funding sources
  • Manage retainage release and final disbursement of project funds
  • Ensure assigned projects stay within departmental and project budgets

Qualifications
  • Undergraduate degree in Engineering, Architecture, Building Construction, or Construction Management from an accredited institution or an Associate’s degree
  • 5+ years of experience managing the full range of construction projects for educational or commercial facilities
  • Experience managing projects as an Owner’s Representative or on the General Contractor side
  • Experience with multiple project delivery methods, including design-bid-build, design-build, and CM@Risk
  • Strong organizational, communication, and multitasking skills
  • Ability to manage multiple concurrent projects ranging from $1M to $200M
  • Ability to work independently while reporting to a Project Executive
Preferred Qualifications
• Experience using eBuilder project management software (experience not required; training available)
