Project Manager - Construction - Brooklyn
Our client is a premier luxury residential General Contractor specializing in high-end interior renovations throughout New York City. Their portfolio includes complete gut renovations of historic brownstones, luxury penthouses, custom duplex residences, and architect-designed townhomes featuring bespoke millwork, imported materials, and world-class finishes.
As a Project Manager - Construction - Brooklyn, you will be responsible for:
- Managing high-end residential interior renovation projects from preconstruction through closeout
- Developing and maintaining project budgets, schedules, forecasts, and cost reports
- Coordinating architects, interior designers, engineers, consultants, and subcontractors
- Managing procurement, contract administration, and subcontractor buyouts
- Reviewing and processing RFIs, submittals, change orders, and project documentation
- Overseeing complex interior gut renovations and custom residential build-outs
- Managing custom millwork, cabinetry, stone, plaster, metal, and specialty finish packages
- Leading client, architect, and project team meetings
- Monitoring project costs and maintaining financial controls
- Collaborating closely with Superintendents to drive successful field execution
- Managing project logistics within occupied buildings, co-ops, and condominium environments
- Identifying project risks and implementing proactive solutions
- Ensuring all work meets project specifications, budget requirements, and luxury residential quality standards

The successful candidate will have:
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
- 5+ years of Project Management experience within construction
- Extensive experience managing high-end residential interior renovation projects
- Proven experience overseeing gut renovations of brownstones, penthouses, duplexes, and townhomes
- Strong understanding of custom millwork, architectural woodwork, cabinetry, stone, plaster, metalwork, and specialty finishes
- Experience working directly with homeowners, architects, and interior designers
- Strong budgeting, forecasting, scheduling, and cost control abilities
- Knowledge of luxury residential construction sequencing and project logistics
- Experience working within co-op and condominium renovation environments
- Ability to read and interpret architectural and construction drawings
- Proficiency with Procore, Bluebeam, Microsoft Project, and Microsoft Office
- Excellent leadership, communication, client-facing, and problem-solving skills
