We are seeking an experienced Construction Project Manager with proven ability to lead both commercial and residential projects from pre-construction through closeout. The ideal candidate is a driven self-starter who can manage multiple projects simultaneously, build strong subcontractor relationships, maintain project schedules, and deliver results on time and on budget.
• Lead pre-construction planning including scope development, budget review, and schedule creation
• Collaborate with estimating team to review bids, scopes of work, and contract documents
• Identify project risks early and develop mitigation strategies
• Coordinate with owners, architects, engineers, and local jurisdictions on permitting and approvals
• Develop and maintain detailed project schedules using Primavera P6 or MS Project
• Establish project milestones, phasing plans, and critical path activities
• Conduct regular schedule updates and communicate impacts to all stakeholders
• Proactively identify schedule risks and implement corrective actions to keep projects on track
• Prepare and distribute look-ahead schedules (2-week, 4-week) for field teams and subcontractors
• Source, qualify, and onboard subcontractors for both commercial and residential scopes
• Issue RFPs, review bids, and make award recommendations in coordination with estimating
• Negotiate subcontract terms, scopes of work, and pricing
• Manage subcontractor performance including schedule adherence, quality, and safety compliance
• Resolve disputes and facilitate productive working relationships on-site
• Maintain an active and growing database of qualified subcontractors and suppliers
• Manage project budgets from award through final billing
• Review and approve subcontractor pay applications, change orders, and invoices
• Track and report cost-to-complete forecasts on a regular basis
• Identify and process owner change orders in a timely manner
• Minimize project overruns through proactive cost management
• Serve as primary point of contact between field superintendents, owners, and design teams
• Conduct regular site visits to monitor progress, quality, and safety compliance
• Facilitate weekly owner meetings, OAC meetings, and subcontractor coordination meetings
• Manage RFI, submittal, and drawing log processes through project lifecycle
• Ensure all work meets contract documents, local codes, and quality standards
• Manage punch list development, tracking, and completion
• Coordinate building inspections, occupancy permits, and owner training
• Assemble and deliver closeout documentation including as-builts, O&M manuals, and warranties
• Conduct post-project review and lessons learned sessions
• 7-10+ years of project management experience in commercial and/or residential construction
• Demonstrated ability to manage projects valued at $1M or greater
• Proficiency with scheduling software and implementation (Primavera P6, MS Project, or equivalent)
• Experience with a construction management platform
• Strong working knowledge of construction contracts, scopes of work, and change order management
• Excellent communication, negotiation, and organizational skills
• Ability to read and interpret construction drawings, specifications, and contract documents
• Bachelor’s degree in Construction Management, Civil Engineering, or related field (or equivalent field experience, degree not required)
• PMP, CCM, or LEED certification
• Experience managing mixed-use, multifamily, or light commercial projects
• Established subcontractor network in the local market
• OSHA 30-Hour certification
• Base salary $85,000 - $90,000 annually, commensurate with experience
