Project Manager

Job Description
We are seeking an experienced Project Manager to oversee commercial construction projects from planning through completion. The ideal candidate will have strong project management, estimating, budgeting, scheduling, subcontractor coordination, and client relationship skills.
The Project Manager will ensure that all project goals and objectives are accomplished while meeting safety, quality, schedule, and budget requirements. This individual will maintain strong client relationships, provide regular project updates, and facilitate communication between architectural, design, construction teams, and clients.
The role will oversee project scope, budgets, schedules, and client expectations for commercial renovations and ground-up construction projects. The Project Manager will also be responsible for evaluating the financial performance of projects and maintaining overall project profitability.
Responsibilities
- Prepare estimates and budgets for projects.
- Coordinate internal resources and third-party vendors for successful project execution.
- Ensure projects are delivered on time, within scope, and within budget.
- Develop and maintain detailed project schedules.
- Manage changes to project scope, schedules, and costs.
- Perform subcontractor selection and buyout processes for trades and vendors.
- Review and approve subcontractor pay applications.
- Review, verify, and approve project material invoices.
- Prepare and submit monthly pay applications to project owners.
- Prepare change order proposals for review and approval.
- Work with the Project Superintendent to develop and review subcontractor scopes of work, contracts, project schedules, and site logistics plans.
- Maintain strong communication with clients, vendors, subcontractors, and internal teams.
- Monitor project performance, quality, safety, schedules, and budgets.
- Identify potential project issues and develop solutions to keep projects on track.
Requirements
- Minimum 5 years of experience in commercial construction project management, preferably within a General Contractor environment.
- Proven experience managing construction projects.
- Proven experience with construction estimating and budgeting.
- Strong understanding of construction procedures, materials, and project management principles.
- Ability to anticipate potential conflicts and address project and performance concerns.
- Strong judgment, initiative, and problem-solving skills.
- Ability to handle last-minute changes and critical project issues.
- Strong client-service orientation.
- Ability to manage multiple projects in a fast-paced environment.
- Familiarity with quality and health and safety standards.
- Proficiency with Microsoft Office.
- Familiarity with construction and project management software.
- Excellent communication, negotiation, and organizational skills.
- Strong attention to detail and ability to multitask.
- Ability to build and maintain positive relationships with staff, vendors, subcontractors, and clients.
- Strong leadership and team-building abilities.
- Bachelor’s degree in an appropriate field of study or equivalent work experience.
