Description
The Project Manager - Ground-Up Commercial - Baltimore, MD will:
- Lead construction projects from conceptual planning and preconstruction through final closeout.
- Serve as the primary point of contact for clients, maintaining strong relationships and ensuring project success.
- Participate in budgeting, estimating, and preconstruction planning activities.
- Support bidding efforts, subcontractor procurement, and contract negotiations.
- Perform constructability reviews and develop comprehensive trade partner scopes of work.
- Coordinate closely with estimating, operations, field teams, and project stakeholders.
- Manage permitting requirements and utility coordination efforts.
- Develop and maintain CPM schedules using Primavera P6.
- Monitor project budgets, cash flow, schedules, and overall financial performance.
- Direct subcontractor activities and ensure quality, safety, and schedule compliance.
- Lead project teams consisting of Project Engineers, Superintendents, and field personnel.
- Oversee project execution across predominantly CM-at-Risk delivery projects.
Profile
The Project Manager - Ground-Up Commercial - Baltimore, MD will have:
- 5-10+ years of experience as a Construction Project Manager with a General Contractor.
- Proven experience leading at least two projects as the primary Project Manager.
- Background managing projects valued at $10M+ with preferred experience on projects ranging from $40M-$70M.
- Strong leadership skills with experience managing project teams and project staff.
- Expertise in contract administration, budgeting, cash flow management, scheduling, and project controls.
- Experience creating and managing complex CPM schedules.
- Proficiency with Primavera P6 and common construction management software platforms.
- Occupied renovation or renovation/addition project experience is highly desirable.
- Preconstruction experience is preferred.
- Experience working within education, institutional, municipal, historic restoration, or mission-driven project environments is a plus.
