Project Manager — East End Luxury Residential in the Hamptons & North Fork.The position is work from home or field-based with no more than one day per week at the Long Island City headquarters (commuting expenses covered)
The Opportunity
An established NYC construction management firm specializing in high-end residential construction is seeking an experienced Project Manager to add to their team, to lead a portfolio of luxury projects across the Hamptons and North Fork. You'll manage projects from pre-construction through close-out, working directly with senior leadership and interfacing with owners, architects, and designers on some of the East End's most prestigious assignments.
Key Responsibilities
- Own end-to-end project delivery across multiple active high-end residential assignments
- Lead scope development, trade negotiations, and buy-out
- Maintain full financial responsibility — budgets, change orders, requisitions, and collections
- Develop and maintain detailed project schedules; coordinate with superintendents on daily site operations
- Serve as the primary client relationship manager; lead OAC meetings and keep all stakeholders aligned
- Oversee project close-out including punch list, COs, permits, and final lien waivers
Requirements
- 8+ years of project management experience in luxury residential construction
- Hands-on East End experience (Hamptons and/or North Fork) required
- Familiarity with local permitting and building departments
- Proficiency in Procore, advanced Excel, and Microsoft Project
- OSHA 30 certification required
- Bachelor's degree in Construction Management, Architecture, or Engineering preferred
