The Enterprise Project Manager III (PM) will lead large, complex, cross-functional facilities, branch construction, renovation, and real estate-related initiatives in support of the Banks strategic growth objectives. This individual will serve as a leader within the Enterprise Portfolio Management Office, partnering closely with Facilities, Real Estate, Retail Banking, Corporate Services, vendors, contractors, and executive sponsors to deliver successful construction and facilities projects within approved scope, schedule, budget, and quality objectives. The Project Manager III will leverage the Enterprise Project Management Methodology and associated tools to plan, coordinate, govern, and execute multiple concurrent initiatives, including branch expansions, relocations, renovations, facilities improvements, and other physical infrastructure projects. This individual will manage complex vendor and contractor relationships while ensuring alignment with enterprise governance, operational readiness, and business objectives.

Position Accountabilities

  • Responsibility and Accountability for the Project: Responsible for using AUB's Project Management methods to create project plans to deliver Executive Sponsor and Customer needs within the triple constraints of scope, schedule and budget. Fully accountable for the results of the project. The Project Manager leads projects with passion and drive in this hands-on role.
  • Construction Planning and Readiness: Responsible for coordinating project activities related to site assessments, feasibility analyses, design activities, permitting, procurement, contractor and vendor management, inspections, occupancy readiness, and project closeout. Ensures construction milestones, dependencies, risks, approvals, and operational readiness requirements are reflected within project schedules, reporting, and governance processes.
  • Defines Project Roles and Responsibilities: Working closely with the Customer, the Project Manager is ultimately responsible for defining the objectives, structure, roles and responsibilities to ensure project team members understand what is expected of them and what they should expect from one another.
  • Strategic Thought Partner: The PM learns and supports the business area's strategy and goals and interacts as a strategic thought partner with the Executive Sponsor (C-Suite) and Customer (SVP) to identify solution options and drive problem solving across many interactive activities and influence and drive decision making at the executive and project team levels.
  • Performs Project Tracking: Prepares, maintains and submits clear and concise status and stakeholder reports. The Project Manager is accountable for discovering potential problems before they occur. The PM applies this proactive approach in routinely tracking the project members' progress against their project commitments.
  • Consensus and Contingency: The Project Manager routinely engages in building consensus across teams and organizations, developing contingency planning and providing recommended solutions.
  • Adopts Project Management Best Practices: The Project Manager is responsible for defining, teaching, and enforcing the use of good AUB project management methodologies and best practices. They have a broad and flexible toolkit of techniques, resolving complex, interdependent activities and risks into tasks and sub-tasks that are documented, monitored and controlled. They adapt their approach to the context and constraints of each project, knowing that no "one size" can fit all the variety of projects. They are expected to always be improving their own and their teams skills through lessons-learned reviews at project completion.
  • Makes Things Happen: Have the knowledge, skills and experience to be able to recognize when problems surface or potential problems are looming. The Project Manager is able to articulate problems, bring the right people together to solve problems and know when the problem has been properly addressed and closed-all this with the proper sense of urgency that the problem requires.
  • Promotes Customer Involvement: The Project Manager recognizes that project success is directly related to satisfying the customer; therefore, customer involvement is essential to ensure that the right product is built. They communicate project status to the Sponsor and internal Customer. No significant project status leaves the boundaries of the project team without PM approval.
  • Applies Lessons Learned: The Project Manager studies the lessons learned from prior projects and applies the most important lessons to new projects.
  • Encourages and Supports Escalations: The Project Manager communicates to all concerned parties, project milestones, status updates, as well as any existing or potential customer escalation issues. Proactively follows escalation and change control processes. Has overall ownership of all management reports on a given engagement. The Project Manager establishes a project culture where escalations to resolve "stagnant" problems are viewed as good business and not viewed as being personal.
  • Promotes Good Working Relationships: The Project Manager serves as a role model in promoting good working relationships across a project. They also can serve as a mentor to less experienced Project Managers. Project Managers should cultivate the people skills needed to develop trust and communication among all of a projects stakeholders: its sponsors, those who will make use of the projects results, those who command the resources needed, and the project team members.
  • Enforces Effective Change Control: The Project Manager ensures that scope creep, communications, and quality are carefully negotiated and managed.
  • Mentors Project Members: The Project Manager is a teacher and helps others through sharing of knowledge and skills at all levels of the organization. They are expected to also teach other PM's, project sponsors/customers, and project team members about best practices in portfolio, Project and project management.
  • Manages to Project Priorities: The Project Manager maintains their focus on the top priorities for their projects and can shift directions as required to address unexpected changes.

Organizational Relationship

This position reports to a Project Manager IV or the Director of Enterprise Project Management, within Business Transformation Office (BTO).

Position Qualifications

Education & Experience

  • Bachelors Degree or equivalent combination of education and relevant experience.
  • 8+ years of project management experience leading large, complex, cross-functional initiatives.
  • Minimum 5 years of experience managing facilities, branch construction, corporate real estate, renovation, relocation, or physical infrastructure projects.
  • Experience managing multiple concurrent facilities or construction projects through all project lifecycle phases including planning, design, permitting, construction, occupancy, and project closeout.
  • Experience developing and managing project budgets, schedules, forecasts, and change orders.
  • Experience in financial services, retail banking, commercial real estate, or corporate facilities environments preferred.
  • PMP certification preferred.
  • Construction-related certifications such as CCM (Certified Construction Manager), LEED, OSHA, or equivalent certifications are a plus.

  • Proficient in Microsoft Office applications, Microsoft Project, Smartsheet, and Visio.
  • Strong understanding of commercial construction delivery methodologies, permitting processes, inspections, occupancy requirements, and project closeout activities.
  • Experience managing branch construction, renovations, relocations, corporate facilities, or similar physical infrastructure projects.
  • Ability to interpret construction schedules, drawings, specifications, project estimates, and contractor reporting.
  • Experience managing construction budgets, forecasts, contingency reserves, change orders, vendor procurement, and contract administration.
  • Experience coordinating architects, engineers, contractors, consultants, landlords, municipal agencies, and business stakeholders throughout project delivery.
  • Ability to identify construction risks, manage project dependencies, and support successful operational readiness and occupancy activities.
  • Experience with construction and facilities management platforms such as Procore, Autodesk Construction Cloud, PlanGrid, Bluebeam, or similar solutions preferred.
  • Experience supporting RFP processes, bid evaluations, contractor selection, vendor negotiations, and contract administration.
