Shift: Day Shift Monday - Friday 

Position Summary

The Project Manager – Janitorial Services will lead people, processes, and programs to deliver operational excellence in a premier Class A commercial property located in the Hudson Yards area. This role oversees a team of approximately 25 employees and requires adaptability, strong problem-solving skills, and the ability to provide win-win solutions for both ABM and the client. The ideal candidate is a critical thinker with sound judgment and exceptional communication skills.

Responsibilities

  • Build and maintain strong client relationships
  • Serve as the primary point of contact for multiple client departments and attend client meetings
  • Provide leadership and support across a 24/7 operation
  • Promote a strong safety culture and ensure a safe work environment
  • Plan, develop, and assign work schedules to meet service delivery expectations
  • Conduct daily quality inspections to ensure standards are met or exceeded
  • Perform time studies to optimize tasks, schedules, and staff allocation
  • Identify opportunities to increase revenue through additional or periodic services
  • Maintain full operational awareness and communicate effectively with both client and ABM leadership
  • Organize and maintain accurate documentation, files, and issue tracking systems
  • Monitor and report account financials, including labor hours, supplies, expenses, billing, and forecasting
  • Drive performance management (reviews, expectations, coaching, disciplinary actions)
  • Partner with HR for employee relations, interviewing, hiring, and onboarding
  • Train and develop staff to meet defined quality standards
  • Collect and report data and performance metrics for daily, weekly, and monthly reporting
  • Ensure compliance with client and ABM policies and processes
  • Perform other duties as assigned; job responsibilities may be modified at any time

Qualifications

  • Bachelor’s degree preferred or equivalent military experience
  • 3–5 years of management experience
  • Excellent organizational skills and attention to detail
  • Ability to adjust work schedule as needed to support operations
  • Solid business acumen and understanding of basic accounting principles
  • Proficiency in Microsoft Office Suite
  • Working knowledge of OSHA safety standards and regulations
  • Experience in facility services or building management preferred
  • Previous custodial experience desired
  • Ability to stand for up to 10 hours per day
