Project Manager – Commercial Construction

Job Summary
A well-established commercial construction company is seeking an experienced Commercial Construction Project Manager to oversee multiple Class A commercial construction projects, including office buildings, laboratories, and other high-end commercial facilities. This position will be responsible for managing projects through the entire construction process, from preconstruction and contract execution through completion and closeout.
The ideal candidate is a seasoned construction professional with 10–15+ years of experience who understands the full project lifecycle and can effectively manage clients, architects, engineers, subcontractors, vendors, and internal teams. The successful candidate will be comfortable managing 2–3 projects simultaneously while maintaining strong attention to schedule, budget, quality, documentation, and client satisfaction.
This is an office-based position in Katy, TX, Monday through Friday, with the potential for a hybrid schedule once trust and performance have been established.
Key Responsibilities
- Manage commercial construction projects from preconstruction through final completion and closeout
- Oversee multiple projects simultaneously, typically 2–3 projects at a time
- Develop and maintain project schedules using MS Project or similar scheduling software
- Manage project budgets, costs, change orders, contracts, and financial performance
- Serve as a primary point of contact for clients, architects, engineers, subcontractors, and other project stakeholders
- Build and maintain strong client relationships throughout the entire project lifecycle
- Manage subcontractor relationships, performance, coordination, and contractual requirements
- Review and administer construction contracts, subcontracts, purchase orders, and related documentation
- Manage the RFI process and coordinate timely responses between the field, design team, subcontractors, and client
- Review construction documents, drawings, specifications, and shop drawings for coordination and constructability
- Identify potential project risks, scheduling issues, cost concerns, and scope gaps and develop appropriate solutions
- Coordinate with Superintendents and field teams to ensure projects remain on schedule and within budget
- Monitor project progress, quality, costs, and overall performance against established project objectives
- Manage change orders, including scope review, pricing, documentation, negotiation, and client approval
- Maintain accurate project documentation, reports, meeting minutes, schedules, and correspondence
- Conduct and participate in project meetings with clients, subcontractors, architects, engineers, and internal teams
- Coordinate project closeout, punch list completion, documentation, warranties, and turnover
- Ensure projects are delivered safely, on schedule, within budget, and to the client's quality expectations
Qualifications
- Minimum 10+ years of commercial construction experience, with preference for candidates with 10–15+ years of progressive project management experience
- Proven experience managing the full construction process from preconstruction through project closeout
- Experience managing ground-up Class A commercial construction projects
- Experience with commercial office buildings, laboratories, life science facilities, or other high-end/specialized commercial construction
- Demonstrated experience managing both clients and subcontractors
- Strong understanding of construction contracts, subcontracts, change orders, RFIs, submittals, schedules, budgets, and project documentation
- Proficiency with Procore and MS Project or comparable construction/project management software
- Strong understanding of construction drawings, specifications, project schedules, and contract documents
- Proven ability to manage multiple projects and competing priorities simultaneously
- Strong leadership, communication, negotiation, and problem-solving skills
- Excellent client-facing and relationship management abilities
- Strong organizational skills and attention to detail
- Ability to work effectively with both field and office personnel
Preferred Qualifications
- Experience managing Class A commercial office or laboratory construction projects
- Experience with Procore
- Advanced proficiency with MS Project or similar scheduling platforms
- Experience with contract administration and subcontractor negotiations
- Experience managing projects from preconstruction through final turnover
- Bachelor's degree in Construction Management, Engineering, Business, or a related field
- PMP, CCM, or other relevant construction/project management certification
Compensation & Benefits
- $120,000–$130,000 base salary, depending on experience
