Our client is a top ENR rated General Contractor in Columbus that has been in business for over 70 years. Their longevity has allowed them to put the proper team infrastructure in place and establish efficient and replicable processes. They have a focus on multi-family, Healthcare, and Higher Education projects, but work in several other market sectors as well. This firm is working on some of Ohio's most prominent and high profile projects. Description

The Project Manager will be responsible for:

  • Develop, monitor and maintain a project schedule in a collaborative manner by gathering input from the project team during both Pre-construction and construction using Lean principles as appropriate
  • Secure all required permitting as needed and set up proper protocols to ensure all required inspections are scheduled, documented and ultimately approved.
  • Lead the effort in the on-boarding and contract negotiations with trade partners and 3rd party vendors and ensure that the buyout is in alignment with the project budget.
  • Work with the Pre-construction team, architects, engineers and trade partners to coordinate the BIM and oversee any conflict resolution.
  • Effectively communicate the project status to client and to company leadership using detailed project reporting related to budget, schedule, quality, safety and changes on the project.
  • Conduct weekly OAC meetings and provide all required reports and documentation to ensure all stakeholders are informed of project status and potential issues.
  • Conduct coordination meetings with all trades, vendors and key personnel on a weekly basis.
  • Provide monthly invoices and oversee all documentation and approvals needed to ensure timely funding for the project and subsequent payment to trade partners and vendors.
  • Work closely with the client, architect and engineers to control and manage any change in scope and provide all impacts and documentation of such to allow for a timely decision to be made, such as cost, schedule and quality implications and obtain the Owner's approval.
  • Oversee the performance and quality of inspections throughout the project to eliminate the need for re-work and lead the effort to close out the project through proper punch list protocols.
  • Collaboratively work with the project superintendent, trade partners and client to develop and enforce a project safety plan.
  • Assist with the documentation of project scope and the plan development and verify that the design meets the contractual obligation on a periodic basis.
  • Provide technical assistance in the selection of other partners, subcontractors and suppliers required to complete the project
  • Oversee the design documents and ensure that version control is always maintained with all members of the team.
  • Collaborate on the creation of project phasing plans with project team and align with schedule and estimated costs.
  • Effectively manage a co-location operating environment for the project team.
  • Participate as needed to support the business development effort in project pursuits, including participation in strategic planning sessions and interview process.
  • Perform additional assignments per supervisor's direction.

Profile

The successful Project Manager will have:

    • Bachelor's Degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
    • 5+ years of project management experience in commercial or industrial construction.
    • Proven experience managing light industrial projects including warehouses, distribution centers, manufacturing facilities, flex space, cold storage, and logistics facilities.
    • Successfully managed projects ranging from $10M-$100M+ in construction value.
    • Strong understanding of industrial building systems, site development, and tilt-wall construction.
    • Experience overseeing projects from preconstruction through closeout.
    • Demonstrated success delivering projects on schedule, within budget, and to client expectations.
    • Excellent leadership skills with experience managing project teams, subcontractors, and client relationships.
    • Ability to effectively coordinate with owners, architects, engineers, consultants, and municipal agencies.
    • Strong financial management skills including budgeting, forecasting, cost control, and job cost analysis.
    • Experience preparing and negotiating change orders, subcontracts, and purchase orders.
    • Proficiency reviewing contracts, specifications, drawings, and project documents.
    • Experience with negotiated, GMP, Cost+, and design-build project delivery methods.
    • Strong scheduling experience utilizing Microsoft Project, Primavera P6, or similar scheduling software.
    • Ability to develop and maintain detailed CPM schedules and recovery plans.
    • Proficiency with Procore, Bluebeam, Microsoft Office Suite, and other construction management software.
    • Experience managing RFIs, submittals, procurement logs, and project documentation.
    • Strong understanding of site utilities, grading, concrete, steel erection, and industrial building construction processes.
    • Proven ability to identify project risks and implement effective mitigation strategies.
    • Experience managing multiple projects and competing priorities simultaneously.
    • Ability to lead project meetings and provide clear communication to all stakeholders.
    • Strong problem-solving skills and ability to make sound decisions in a fast-paced environment.
    • Experience with value engineering and constructability reviews.
    • Knowledge of local building codes, permitting requirements, and inspection processes.
    • Strong subcontractor management and procurement experience.
    • Ability to analyze project performance and implement process improvements.
    • Excellent negotiation and conflict-resolution skills.
    • Strong attention to detail and organizational abilities.
    • Self-starter with a sense of urgency and accountability.
    • Driven individual with a desire to contribute to company growth and operational excellence.
    • Ability to build long-term client relationships that result in repeat business opportunities.
    • Experience mentoring Assistant Project Managers, Project Engineers, and junior staff.
    • OSHA 30 certification preferred.
