Overview

The Project Manager will be responsible for the day-to-day management of assigned location.  This includes facility management, accounting, budget preparation and analysis and client relations. This full-time position is available immediately and pays between $70,304 to $75,000 depending on the candidate’s experience. 

The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data.

Responsibilities

  • Responsible for the physical condition and appearance of assigned locations, and the volume of business
  • Awareness of the parking customers at each location to ensure all needs are being met including hours of operation, security and staffing 
  • Plan, coordinate and work special events as needed to ensure revenue is maximized
  • Complete understanding and operation of automated parking equipment, coordinating maintenance repairs as needed and communicating all useful information to client.
  • Rate change recommendations and negotiation abilities for special parking arrangements helpful
  • Management of all assigned location employees. This includes training, coaching, counseling/disciplining and terminating employees. Provide appropriate direction and supervision for assigned locations. Scheduling and payroll for all employees in accordance with the budget. Conduct annual performance reviews for hourly employees
  • Auditing of books and reports. Prepare budgets and keep expenses within guidelines. Ensure all payables are handled properly and in a timely manner, which may include collection of delinquent accounts
  • Responsible for revenue control. Complete Monthly Reports and present results to clients on a regular basis and at the monthly financial reporting meeting.
  • Conduct cash audits and ensure ticket controls are in place
  • Handling of insurance claims for auto damages from incident to completion of claim
  • Market the location to achieve maximum utilization, as well as the surrounding areas for new business.

Qualifications

 

  • Prepare and manage operating budgets
  • Minimum of one (1) year of parking experience required
  • Minimum of two (2) years of management experience required
  • Produce monthly Budget vs. Actual variance reports
  • Prepare parking analysis reports
  • Perform Lease vs. Actual analysis reporting
  • Provide high-quality customer service and interact professionally with tenants and management staff
  • Proficient in Microsoft Word and Excel, with strong knowledge of general accounting (Score: 4)
  • Proficiency with parking access control systems is required
  • Demonstrates initiative, high energy, a strong sense of urgency, and the ability to multitask effectively
  • Customer-focused with excellent written and verbal English communication skills
  • Strong organizational, analytical, and problem-solving skills
  • Ability to work effectively with diverse personalities and management levels
  • Maintains a professional demeanor, attitude, and appearance
