Real Estate Development Project Manager

Job Summary

We are seeking a Real Estate Development Project Manager with strong civil engineering, land development, and site development experience. This role supports real estate projects from site acquisition and due diligence through site design, zoning, entitlements, permitting, municipal approvals, and project closeout.

The ideal candidate has hands-on experience with land development or civil engineering projects and can evaluate technical studies, civil drawings, zoning requirements, site constraints, and development risks. Experience working directly for a civil engineering, land development, or site development firm is strongly preferred.

Key Responsibilities

• Manage and support real estate site development and land development projects from due diligence through approvals.

• Perform and coordinate site acquisition due diligence, including zoning, entitlement feasibility, site constraints, and technical studies.

• Review civil engineering, geotechnical, traffic, environmental, utility, fuel-system, and other technical information.

• Identify project risks, opportunities, material issues, and conditions that can be managed.

• Review conceptual site plans, zoning analyses, and AutoCAD site layouts.

• Coordinate architects, civil engineers, surveyors, landscape architects, traffic engineers, environmental consultants, and other project consultants.

• Manage zoning, site-plan approvals, variances, conditional-use permits, rezonings, and other municipal entitlements.

• Coordinate permitting and approvals with municipal planning, zoning, engineering, building, fire, public works, DOTs, utilities, health, environmental, water/sewer, and other regulatory agencies.

• Prepare and track entitlement and permit applications, exhibits, drawings, narratives, review comments, approval conditions, and agency correspondence.

• Attend municipal meetings, public hearings, project meetings, and consultant meetings.

• Maintain development schedules, entitlement matrices, permit logs, project trackers, document control, milestones, and critical-path items.

• Assist with development budgets and tracking of consultant, entitlement, and permitting costs.

• Review consultant deliverables for consistency with project requirements, approvals, and brand standards.

• Prepare project status reports and updates for leadership.

• Manage multiple projects, priorities, deadlines, and stakeholders while maintaining strong follow-through.

Qualifications

• Bachelor’s degree in Civil Engineering, Architecture, Construction Management, Urban Planning, or a related technical field; an Associate’s degree may be considered with substantial relevant experience.

• 5+ years of relevant experience in real estate development, land development, site development, civil engineering, or a related field.

• Civil engineering candidates with site design experience are strongly preferred; architects with substantial site development experience may also be considered.

• Hands-on experience with real estate site development, land development, due diligence, zoning, entitlements, permitting, and municipal approvals.

• Ability to read and interpret civil and architectural drawings.

• Proficiency with AutoCAD and conceptual site layouts.

• Ability to evaluate technical information and distinguish material project issues from non-issues.

• Experience working with municipalities, regulatory agencies, consultants, engineers, and project stakeholders.

• Strong project management, organization, communication, analytical, problem-solving, and time-management skills.

• Ability to manage multiple projects and priorities simultaneously.

Preferred Experience

• Civil engineering, land development, or site-development firm experience.

• Commercial, retail, fuel, QSR, convenience-store, or hotel development.

• New York State and local municipal permitting and approval processes.

• Zoning, entitlements, site-plan approvals, variances, rezonings, and public hearings.

• Civil, grading and drainage, utilities, traffic, environmental, geotechnical, and related site-development disciplines.

Work Environment & Compensation

• Full-time, in-office position in; no remote-work component.

• Approximately 25% travel for site visits, municipal meetings, project meetings, and consultant/stakeholder coordination.
