Job Description

Seeking an experienced and proven Project Manager (PM) to lead the delivery of commercial mechanical and plumbing construction projects across MD, VA, and DC.
This is a full-ownership role. PMs lead their projects from buyout through closeout - managing financial performance, field execution, client relationships, and the APM and PE team supporting them. You will work directly with field Foremen, be on the job site regularly, and be the person your team and your client rely on to keep everything moving. Projects PM Lead
Client specializes in large-scale commercial mechanical and plumbing construction, including:
  • Data centers and mission-critical facilities
  • Hospitals, medical labs, and healthcare campuses
  • Federal and government facilities
  • High-rise residential and mixed-use developments
  • College and university buildings
  • Trophy office and corporate headquarters projects
Project MEP scope on PM assignments typically ranges from $15M to $75M+.

Key Responsibilities
Procurement & Buyout
  • Lead project buyout - scope packages, vendor selection, purchase orders, and subcontract awards. Own the procurement log from release through delivery.
  • Oversee the procurement and delivery schedule for all major mechanical and plumbing equipment, ensuring purchases align with specifications, timelines, and budget.
  • Manage and coordinate specialty subcontractors - sheet metal, balancing, controls, and insulation - from scoping through performance and closeout.
Submittals, RFIs & Document Control
  • Lead the creation, review, tracking, and management of submittals with full technical ownership - not just routing.
  • Manage RFIs, design changes, and change order documentation, ensuring issues are identified early, framed clearly, and resolved efficiently.
  • Maintain complete and current project documentation through every phase, including closeout packages, warranties, and final payment documents.
Change Order Management
  • Lead the preparation, pricing, submission, and tracking of change orders. Evaluate cost and time impacts accurately and pursue them completely.
  • Maintain clear change order logs and communicate status to clients and stakeholders to protect project budget integrity throughout.
Scheduling & Financial Management
  • Develop and maintain project schedules, allocating resources, tracking procurement timelines, and surfacing impacts and delays to leadership proactively.
  • Take full ownership of project financial performance - budgets, forecasts, cost-to-complete tracking, and cash flow.
  • Lead regular cost-to-complete reviews, identify exposure early, and have mitigation strategies in place before issues escalate.
BIM, Prefabrication & Coordination
  • Manage BIM coordination resources and processes to ensure mechanical and plumbing systems are integrated accurately and clash-free before field installation begins.
  • Coordinate with the fabrication team to establish and maintain prefabrication schedules aligned with the project timeline. Manage the fabrication log and spool approval process.
  • Oversee prefabrication logistics to support efficient on-site installation and minimize schedule impacts.
Field Oversight & Rigging
  • Maintain regular on-site presence - full time during active phases - interfacing with field leadership daily to monitor progress and maintain alignment with project specifications.
  • Plan and coordinate all rigging activities including logistics, permits, safety compliance, and on-site oversight, working directly with field leadership and rigging specialists.
  • Oversee punch list completion, materials management, and final coordination through turnover.
Startup, Commissioning & Closeout
  • Lead commissioning planning focused on M/P scope, coordinating with client tech staff and subcontractors on schedules, crew sizes, and workflows.
  • Track commissioning progress, punch lists, equipment trainings, and closeout documentation through a complete and thorough project close.
  • Lead or coordinate final inspections, authority sign-offs, and owner training schedules.
Client & Stakeholder Management
  • Serve as the primary point of contact for clients, GC, and stakeholders - providing regular updates, staying ahead of issues, and maintaining strong relationships through every project phase.
  • Identify project risks early, develop mitigation strategies, and communicate exposure to leadership before it escalates.
  • Ensure compliance with client's Quality Assurance Program and site safety protocols on all assigned projects.
Qualifications
Experience
  • 5+ years of experience in project management for mechanical and/or plumbing systems in commercial or industrial construction.
  • Field or trade background is a significant advantage - plumber, pipefitter, HVAC mechanic, or any hands-on mechanical/plumbing installation experience. Candidates who came up through the trades and moved into project management are strongly encouraged to apply.
  • Prior GC experience is welcomed and valued when paired with demonstrated MEP trade ownership and direct involvement in equipment procurement, submittals, and field execution.
Technical Knowledge
  • Deep understanding of mechanical and plumbing systems in commercial construction, with the ability to review MEP drawings, specifications, and submittals with technical authority.
  • Equipment fluency: AHUs, pumps, chillers, cooling towers, VAVs, hydronic systems, domestic water, sanitary, medical gas, and related systems.
  • Strong command of the full project lifecycle: buyout, submittals, RFIs, schedule management, cost tracking, change orders, BIM coordination, prefabrication, startup, and closeout.
Software & Tools
  • Procore: Daily use for submittal management, RFI tracking, change orders, document control, and project reporting. Strong proficiency expected.
  • Bluebeam Revu: Drawing markup, document review, quantity take-offs, and collaboration with field and coordination teams. Proficiency expected.
  • Microsoft Office Suite: Excel , Word, Outlook and Teams. Strong proficiency required.
  • BIM / Coordination Software: Experience managing or participating in BIM coordination using Navisworks, Revit, or similar platforms.
  • Scheduling Software: Familiarity with Primavera P6, MS Project, or similar tools is a plus.
Education
  • Bachelor's degree in Construction Management, Mechanical Engineering, or a related field is preferred but not required. Equivalent field experience, trade background, or a combination of vocational training and construction management experience will be given full consideration.
