Description

A leading real estate development and management firm is seeking a detail-oriented Property Accountant to join its high-performing team. This position is hybrid and based 4 out of 5 days per week in Douglaston, NY. Who You Are You have a bachelor's degree in Accounting (or similar) and 5+ years of accounting experience in real estate or property managementYou've worked with affordable housing programs and understand the nuances of subsidy billing and complianceYou're fluent in Yardi and comfortable navigating financial systems and tools, especially ExcelYou're familiar with AR/AP processes, with a strong grasp of accounts receivableYou know how to communicate with government agencies and understand the language of housing regulationsWhat You'll Do Oversee billing and collections for affordable housing subsidies, including Section 8, HAP, DRIE/SCRIE, and other NYC-specific programsReconcile payments and resolve discrepancies with public agenciesGenerate monthly financial reports and dashboards to track subsidy performanceSupport property managers with guidance on subsidy documentation and income certificationsLead bank reconciliations and ensure timely, accurate financial reportingContribute to budgeting processes and provide financial insights across multiple propertiesIdentify trends and suggest improvements to streamline accounting operationsWhat Success Looks Like Subsidy billing is accurate, timely, and fully compliant with regulatory standardsFinancial reports are clear, actionable, and delivered on scheduleDiscrepancies with agencies are resolved efficiently, minimizing revenue delaysProperty teams feel supported and informed on subsidy-related processesYou proactively identify and implement process improvementsYou're seen as a go-to resource for affordable housing accounting within the organizationSalary Range: $90,000 – 110,000 annually, based on experience Gainor is committed to the principle of equal employment opportunity for all employees and to providing employees with a work environment free of discrimination and harassment.
