- Regular travel between Wichita and Hutchinson properties
- Typical Hutchinson presence of 1–2 days per week
A Hands-On, Individual Contributor Role - This is a team-of-one facilities role. This is not a people-management position.
- You'll personally own the day-to-day care and operation of our properties, performing hands-on maintenance and troubleshooting while coordinating vendors, contractors, and licensed trades when specialized expertise or additional capacity is needed.
Role Overview - Capital III Services is looking for a hands-on Property & Facilities Manager to own facilities management, building maintenance, preventive maintenance, property operations, and vendor management across our Wichita and Hutchinson properties.
- This isn't a desk-first facilities role. It's for someone who likes to get things done.
- You'll be a Player first, working hands-on with our buildings and grounds, troubleshooting problems, performing appropriate repairs and maintenance yourself, and bringing in HVAC, electrical, plumbing, construction, and other skilled-trade partners when specialized expertise is needed.

What You'll Own Hands-On Facilities Management & Building Maintenance: Preventive Maintenance and Site Operations is the largest responsibility, representing approximately 40% of the position's steady-state allocation. - Perform hands-on building maintenance, general repairs, troubleshooting, and facility improvements across the properties.
- Troubleshoot issues involving HVAC, plumbing, electrical, mechanical, building systems, equipment, and general construction within your capabilities.
- Conduct routine facility inspections and property walks to identify maintenance, safety, appearance, and reliability issues.
- Address appropriate repairs yourself and coordinate skilled trades when specialized or licensed expertise is required.
- Maintain the condition of interior and exterior spaces, grounds, equipment, and facility infrastructure.
- Respond to facility emergencies and help establish practical after-hours and emergency-response procedures.
- Look for root causes instead of repeatedly fixing symptoms.
Preventive Maintenance & Building Systems - Help build and then execute a practical preventive maintenance program across Wichita and Hutchinson.
- Establish maintenance schedules for HVAC, plumbing, electrical, life-safety systems, building equipment, grounds, and fleet.
- Track scheduled versus reactive maintenance and identify opportunities to improve facility reliability.
- Coordinate required inspections, permits, testing, and recurring maintenance.
- Maintain accurate maintenance records and visibility into upcoming needs.
- Identify emerging issues early and take action before they become larger problems.
Vendor Management, Contractors & Skilled Trades - Build and maintain strong relationships with HVAC, electrical, plumbing, landscaping, cleaning, construction, and other specialty contractors.
- Determine what work makes sense to self-perform versus outsource.
- Develop clear scopes of work and expectations for quality, timing, safety, and cost.
- Obtain competitive bids and participate in RFPs, vendor selection, contract negotiation, and service agreements.
- Inspect vendor work and hold contractors accountable for quality and completion.
- Maintain vendor performance information and address performance issues.
- Develop a dependable network of skilled resources that can provide additional capacity when needed.
Multi-Site Facilities & Property Operations - Take ownership of facility operations across both Wichita and Hutchinson, Kansas.
- Build and manage a self-directed schedule that provides consistent presence at both locations.
- Conduct regular site walks and maintain visibility into conditions and priorities.
- Coordinate maintenance and facility work around employees, tenants, operations, meetings, and events.
- Communicate proactively about priorities, work underway, issues, and completion.
- Ensure both locations operate to the same standard of safety, reliability, presentation, and care.
Capital Projects, Budget Management & Cost Control - Help develop and manage the facilities operating budget across the portfolio.
- Scope and execute capital projects and facility improvements.
- Obtain bids, select contractors, manage schedules, monitor costs, and drive projects through completion.
- Partner with Finance and leadership on capital planning, asset lifecycle needs, and replacement decisions.
- Identify opportunities for cost savings through vendor negotiations, competitive bidding, preventive maintenance, and thoughtful self-perform-versus-outsource decisions.
- Track spending and provide visibility into upcoming property and facility needs.
Employee, Tenant & Guest Experience
- Keep buildings and spaces ready for the people who work, meet, visit, and gather there.
- Support space readiness, events, tenant needs, and everyday facility operations.
- Look at each property through the eyes of someone arriving for the first time.
- Notice and correct the small details that influence whether a property feels cared for.
- Represent Capital III professionally with employees, tenants, vendors, contractors, inspectors, neighbors, and community stakeholders.

What We're Looking For Required Experience - 7+ years of progressive experience in facilities management, building maintenance, property management/property operations, multi-site operations, construction management, skilled trades, or a related field.
- Experience managing or supporting multiple buildings, properties, or locations.
- At least 3 years of experience leading work through vendors, contractors, skilled trades, teams, or other external service providers.
- Hands-on working knowledge of commercial HVAC, plumbing, electrical, mechanical, general maintenance, building systems, and general construction.
- Ability to troubleshoot building and equipment issues and perform appropriate maintenance and repairs.
- Experience building, improving, or operating a preventive maintenance program.
- Experience with vendor management, including scopes of work, bids/RFPs, contract negotiations, vendor performance, and quality control.
- Experience with budget support and multi-site operations.
- Strong problem-solving, prioritization, organization, and time-management skills.
- Ability to work independently and manage a self-directed multi-site schedule.
- Strong written and verbal communication skills with employees, tenants, contractors, vendors, and leadership.
- Valid driver's license and willingness to travel routinely between Wichita and Hutchinson.
- Ability to meet Hutchinson Correctional Facility access requirements. Employment in this role is contingent upon successful completion of required background screening and approval for access to the Hutchinson Correctional Facility.
- Ability to meet the physical requirements of a hands-on facilities role, including moving throughout worksites, using tools and equipment, climbing ladders or stairs, and working indoors and outdoors.
You do not need to be a licensed expert in every trade. We're looking for someone with enough hands-on building knowledge to troubleshoot problems, handle appropriate repairs personally, recognize when specialized expertise is needed, clearly explain or scope the work, and verify that it was completed correctly. Preferred Experience - Experience building a facilities function, preventive maintenance program, or operating model from the ground up rather than only inheriting an established program.
- General contractor, construction management, facilities project management, building operations, or owner's representative experience.
- Experience coordinating a flexible network of contractors and skilled trades.
- Familiarity with commercial facilities and trade partners in the Wichita/Hutchinson market.
- Experience with CMMS, work-order management, facility inspections, equipment maintenance, or maintenance documentation.
- Experience with equipment or fleet maintenance and replacement planning.
- Experience in a values-driven or stewardship-oriented organization.
- IFMA, CFM, FMP, SFP, BOMA, or comparable facilities/property credential, or interest in pursuing professional development in facilities management.
