Position Summary:
The Property Investment Analyst role is a key player in our team, responsible for ensuring accurate valuations and risk assessments for the homes Offerpad acquires. This position involves a thorough review and analysis of inspection reports, determination of property condition, identification of hazards, and evaluation of necessary repairs and renovations. Working closely with Success Managers, the Property Investment Analyst contributes to the creation of credit and repair addendums presented to sellers.
Essential Functions:
- Review and analyze home inspection reports, evaluating the required return on investment.
- Determine necessary repairs needed for home resale.
- Establish pricing for required repairs to assess profitability and associated risks.
- Conduct high-volume desktop property evaluations to verify home condition and identify repairs needed for marketability.
- Finalize repair/renovation scopes of work, providing recommendations for improvements to increase the market value of the home.
- Make critical decisions on property condition and correct items efficiently.
- Consolidate third-party inspections and/or internal property reports to meet the Company's financial requirements.
- Communicate with renovations and dispositions teams to determine the best course of action for renovations and resale.
Performs all functions according to established policies, procedures, regulatory and accreditation requirements, as well as applicable professional standards. Provides all internal/external customers of Offerpad with an excellent service experience.

- May require off-site travel; possible out-of-state travel.
Minimum Qualifications
- Minimum of 3+ years' experience and thorough understanding of residential inspections reports
- Understanding of financing repair requirements
- Proficient in MS Office Suite, especially Excel
- Able to successfully prioritize and manage inspection timelines (typically 10 days), handle frequent changes.
- effectively and professionally and follow through on issues in a timely manner.
- Attention to detail.
- Work well independently and in a team; Self-starter and independent worker, but not hesitant to ask for direction and clarification when needed.
- Solid work ethic and a professional, proactive, and positive approach to work
- Strong quantitative and analytical ability and internet research, organization, and communication skills
- Effective decision-making skills and an ability to perform under deadline pressure.
Preferred Qualifications
Real estate license in the state of current residence preferred.
