About the Role
Housing, Advocacy, Vocational, and Employment Support Incorporated (HAVE Support, Inc.) is seeking a dependable and experienced
Handyman / Property Maintenance Contractor to provide ongoing maintenance, repairs, and property upkeep for our licensed residential homes serving individuals with developmental disabilities.
This role is ideal for a skilled maintenance professional who takes pride in keeping residential properties
safe, functional, well-maintained, and inspection-ready.
Because our homes operate within Maryland's Developmental Disabilities Administration (DDA) system and are subject to regulatory oversight, attention to safety, quality, documentation, and timely correction of maintenance concerns is especially important.
The selected contractor may support multiple HAVE Support residential properties as our residential program continues to grow.
Responsibilities
- Perform routine, preventive, and corrective maintenance at licensed residential homes.
- Complete general handyman repairs, including:
- Drywall repair and patching
- Painting and touch-up work
- Carpentry and trim repairs
- Door, lock, hinge, and hardware repairs
- Cabinet and shelving repairs
- Flooring and baseboard repairs
- Minor plumbing repairs
- Minor electrical repairs when legally permitted
- Window and screen repairs
- Bathroom and kitchen maintenance
- Exterior property repairs and upkeep
- Conduct periodic property inspections to identify maintenance concerns, safety hazards, or needed repairs before they become larger problems.
- Respond promptly to routine and urgent maintenance requests.
- Correct trip hazards, damaged fixtures, loose railings, doors, locks, and other potential safety concerns.
- Assist with repairs resulting from normal wear and tear or property damage.
- Help maintain residential properties in a condition that is safe, clean, functional, and ready for DDA, OHCQ, fire, licensing, or other regulatory inspections.
- Complete corrective repairs identified during internal inspections or regulatory surveys.
- Take before-and-after photographs of repairs when requested.
- Provide clear documentation of work performed, materials used, and completion dates.
- Communicate with HAVE Support management regarding repair needs, recommendations, timelines, and any conditions requiring a licensed specialty contractor.
- Coordinate with licensed electricians, plumbers, HVAC technicians, or other specialists when work falls outside the legal scope of general handyman services.
- Maintain a professional and respectful presence while working in participants' homes.
Qualifications
- Demonstrated experience as a handyman, property maintenance technician, facilities maintenance professional, or general contractor.
- Strong working knowledge of general residential repairs and preventive maintenance.
- Experience with basic carpentry, drywall, painting, plumbing, electrical, flooring, doors, locks, and household fixtures.
- Ability to recognize when a repair requires a licensed electrician, plumber, HVAC contractor, or other licensed professional.
- Familiarity with Maryland residential building, property maintenance, and safety requirements.
- Experience maintaining group homes, assisted living facilities, healthcare facilities, behavioral health residences, developmental disability residences, or other regulated residential settings is strongly preferred.
- Familiarity with DDA, OHCQ, licensing, or regulatory inspection environments is preferred but not required.
- Ability to work independently, prioritize assignments, and manage multiple repair requests.
- Strong communication, organization, and problem-solving skills.
- Professional and respectful demeanor when interacting with residents, staff, families, and visitors.
- Reliable transportation and ability to travel between HAVE Support properties.
- Ability to provide your own basic tools and equipment necessary to perform routine maintenance work.
- Appropriate trade licenses or certifications for specialized work, when applicable.
Contractor Requirements
The selected contractor must be able to provide, as applicable:
- Completed IRS Form W-9
- Proof of appropriate business/general liability insurance
- Valid driver's license and reliable transportation
- Itemized invoices for completed work
- Documentation and receipts for approved materials and supplies
- Appropriate licenses for any work requiring professional licensure in Maryland
- Background screening or other documentation if required due to access to licensed residential settings
