Job Description

Picht & Sons is looking for a Property Maintenance Coordinator to keep repair and maintenance work moving across our managed properties. This position sits between tenants, property managers, maintenance technicians, and outside vendors, so good follow-up matters just as much as knowing what needs to be repaired.


When a tenant reports a problem, we need someone who can get the right information, determine how quickly it needs attention, assign the work, and stay with it until the issue is actually resolved.


The Day-to-Day


  • Receive maintenance requests from tenants and review the details before scheduling service.
  • Prioritize urgent repairs and make sure routine requests don't get forgotten.
  • Schedule work with maintenance technicians, contractors, plumbers, electricians, HVAC companies, and other vendors.
  • Keep tenants informed about appointments, access requirements, and repair progress.
  • Follow up on open work orders and confirm that completed repairs were handled properly.
  • Coordinate repairs and cleaning when a property becomes vacant and help make sure it is ready for the next tenant.
  • Request estimates for larger repairs and provide the information to property management for review.
  • Track invoices, work orders, vendor information, repair notes, and maintenance expenses.
  • Help coordinate routine inspections and preventive maintenance.
  • Flag recurring problems or costly repairs that may need a longer-term solution.


What We're Looking For


  • Experience in property management, maintenance coordination, construction administration, facilities, or a similar role is preferred.
  • Someone who follows a repair through to completion instead of assuming it was handled after making one phone call.
  • Comfortable communicating with tenants, technicians, vendors, and property managers throughout the day.
  • Good scheduling and organizational skills.
  • Basic understanding of residential repairs and the ability to recognize when an issue may require a licensed contractor.
  • Comfortable working with property management software, email, spreadsheets, and electronic work orders.
  • Able to handle urgent situations calmly and make sensible decisions about what needs immediate attention.
