JOB SUMMARY:

Our Residential Maintenance Technicians play a key role in our success, working closely with team members to address maintenance issues. They build strong relationships with residents through their expertise and friendly demeanor, fostering trust by maintaining the quality and functionality of our properties. This role person reports directly to the Operations Manager.
SALARY:
Commensurate with experience.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Uphold a professional and courteous demeanor with residents, coworkers, and the public at all times, both on and off the property.
Possess strong knowledge of OSHA safety regulations, and proper handling of tools and equipment for facility maintenance.
Prepare units for new tenants
, including cleaning, painting, and making necessary repairs to ensure they are
market-ready.
Conduct property inspections to assess maintenance requirements and safety compliance, reporting findings to the Operations Manager.
Perform exterior maintenance tasks such snow removal, landscaping, property exterior maintenance and parking lot maintenance and other exterior areas as needed.
Carry out both scheduled and unscheduled repairs and maintenance to guarantee the safe operation of residential properties.
Diagnose and repair/replace appliances ensuring functionality.
Carry out preventive maintenance activities, including changing filters, painting, and minor exterior tasks.
Handle routine maintenance and repairs across various properties, including but not limited to, plumbing, electrical, HVAC, and carpentry work.
Respond swiftly to maintenance requests and work orders, collaborating with management to maintain tenant satisfaction and maintain accurate maintenance records.
May assist in monitoring and/or controlling maintenance inventory and/or supplies, or be involved in special maintenance projects as assigned.
Ensure that all work is completed in compliance with safety regulations and building codes
Adhere to all company policies, procedures, and safety guidelines.
Attends and participates in training seminars as requested.
