Property Maintenance Technician


Location: Sicklerville, NJ. This position is primarily assigned to one EPAC community in Sicklerville, with occasional travel to nearby EPAC properties when additional maintenance support is needed. 


EPAC Management is a family-owned organization specializing in affordable housing, senior living, and community redevelopment throughout New Jersey. Our team manages nearly 1,000 residential units and is committed to maintaining safe, clean, functional, and welcoming communities.


We are seeking a dependable, hands-on Property Maintenance Technician for a dedicated opening in Sicklerville, NJ. This position is primarily assigned to a Sicklerville community and is responsible for completing resident work orders, apartment turns, preventive maintenance, general repairs, and property upkeep.


The right candidate takes pride in doing quality work, communicates professionally with residents and staff, and can work independently while responding appropriately to urgent maintenance needs.


Key Responsibilities

  • Complete resident work orders promptly and document completed work with clear notes and before-and-after photos in Entrata.
  • Walk the assigned property to identify repair, safety, cleanliness, grounds, drainage, and preventive-maintenance needs.
  • Perform general repairs, touch-up painting, light grounds work, debris removal, and seasonal tasks.
  • Prepare vacant apartments for new residents, including repairs, painting, entrance touch-ups, and lock changes.
  • Complete scheduled preventive maintenance, including HVAC filter checks and changes and floor-drain flushing where required.
  • Maintain clean and organized maintenance rooms, utility areas, tools, supplies, company vehicles, and golf carts.
  • Provide daily updates to the property manager or supervisor and escalate urgent concerns promptly.
  • Assist at other EPAC communities when occasional support is needed.
  • Accurately record time, travel, and emergency-call details.
  • Participate reliably in the rotating emergency on-call schedule.

Qualifications

  • Practical maintenance, repair, apartment turnover, construction, or related hands-on experience.
  • Residential property-maintenance experience is preferred.
  • Working knowledge of basic repairs, painting, preventive maintenance, and safe tool use.
  • Reliable attendance, punctuality, and sound judgment.
  • Ability to work independently and complete assignments on time.
  • Professional communication skills when working with residents, property staff, vendors, and supervisors.
  • Comfort using a smartphone to receive assignments, document work, take photos, and record time.
  • Valid driver's license and reliable transportation.
  • Ability to walk properties, lift and carry materials, bend, climb, and work indoors or outdoors in changing weather.
  • Ability to participate in rotating after-hours emergency on-call coverage and respond promptly during assigned periods.

Pay and Benefits

  • Full-time, W-2 Employment.
  • Pay: $21 - $24 per hour, based on experience and skill level.

  • Reimbursement of approved cell phone costs up to $40 per month during on-call participation.
