    Location & Onsite Flexibility:
    Greenville, DE — On-Site (5 days per week)
    Location: 3801 Kennett Pike, Greenville, DE

    Contract Details:
    • Position Type: Contract (Potential to Convert to FTE)
    • Contract Duration: 42 Weeks
    • Start: As Soon As Possible
    • Pay Rate: $42–$48/hour
    • Schedule: Monday–Friday, 8:00 AM – 5:00 PM

    Job Description:
    The client is seeking a Property Management Manager to support a high-volume commercial real estate portfolio. This role was added to provide additional coverage and workload support and offers strong potential for conversion to a full-time role upon identifying the right candidate.
    As a Property Management Manager, you will oversee operational and financial activities for a portfolio of approximately 48 commercial properties. You will work closely with tenants, vendors, mobile engineers, and other property managers while supporting capital projects, inspections, and portfolio-wide initiatives.

    Key Responsibilities:
    • Supervise and support property operations and financial performance
    • Manage tenant and vendor communications
    • Coordinate with onsite mobile engineers and external vendors
    • Review vendor proposals and manage contracts through P2P systems
    • Oversee invoicing, purchase orders, and contract documentation
    • Prepare and deliver monthly financial reports with variance commentary
    • Manage accounts receivable and follow up on delinquent rent payments
    • Issue default notices when required
    • Prepare budgets, CAM reconciliations, and expense tracking
    • Enter and manage expenses in Yardi
    • Support capital projects, inspections, and coverage for other property managers

    Required Skills & Qualifications:
    • Minimum 5 years of property management experience
    • Strong knowledge of financial reporting, budgeting, and variance analysis
    • Excellent communication and interpersonal skills
    • Highly organized with strong time management abilities
    • Team-oriented mindset with a client-service approach
    • Proficiency in MS Office Suite

    Preferred Skills:
    • Commercial property management experience (office and retail strongly preferred)
    • Yardi experience (highly desirable)
    • Advanced Excel skills

    Education:
    • High School Diploma required
    • Bachelor’s Degree preferred
