Monarch Investment and Management Group is actively interviewing for an experienced Property Manager to lead operations at Union at Cooper Hill Apartments in the Irondale neighborhood of Birmingham, Alabama.

What You'll Do
As the Property Manager, you'll oversee the daily operations, financial performance, resident satisfaction, and overall success of the community. You'll lead your onsite team while ensuring the property operates efficiently, meets financial goals, and delivers an outstanding living experience for residents.
Your responsibilities include:
Drive occupancy, leasing, renewals, and rental revenue
Maximize property financial performance by controlling expenses and increasing NOI
Manage delinquency and collections while maintaining excellent resident relationships
Lead, coach, mentor, and develop onsite team members
Ensure outstanding customer service and resident retention
Oversee maintenance operations, unit turns, inspections, and work order completion
Maintain accurate reports, budgets, invoices, leases, and property files
Monitor marketing efforts and ensure online listings remain current and effective
Conduct budget reviews and operate within established financial goals
Ensure compliance with Fair Housing laws, company policies, and all applicable regulations
Foster a positive team culture that reflects Monarch's values and commitment to excellence
We're Looking For
2+ years of multifamily property management experience
Previous experience leading or supervising onsite teams preferred
Working knowledge of Yardi or similar property management software
Strong understanding of leasing, budgeting, collections, resident relations, and maintenance coordination
Knowledge of Fair Housing regulations and property management best practices
Excellent leadership, communication, organization, and problem-solving skills
Ability to prioritize multiple responsibilities while maintaining exceptional attention to detail
High school diploma or equivalent required
