Property Manager / Senior Property Manager
Our top client is seeking an experienced and driven Property Manager or Senior Property Manager to join our team. In this role, you'll take full ownership of a portfolio of properties. building strong tenant relationships, overseeing maintenance and repairs, managing lease administration, and driving each property's financial performance. About the Role
As Property Manager (PM) or Senior Property Manager (SPM), you will be responsible for the day-to-day operations of your assigned properties: from tenant relations and physical maintenance to budgeting, reporting, and lease compliance. Your goal is to maximize each property's Net Operating Income (NOI) through accurate budgeting, regular inspections, timely repairs, and excellent tenant service, all while keeping the property in full working order and well-maintained.
You'll report to the Vice President, Regional Manager, or Senior Vice President, and will play a key role in shaping each property's operational strategy in partnership with ownership and brokers.
What You'll Do
Conduct regular interior and exterior property inspections to identify needed repairs, services, and improvements
Manage repair and maintenance projects through effective contract bidding, vendor administration, and oversight
Hire, contract, and supervise vendors and on-site building staff
Track accounts receivable and communicate directly with tenants to ensure timely rent collection
Maintain key operational reports and tracking logs, including rent rolls, building component maintenance tracking, capital expense calendars, HVAC tracking, and mold inspection logs
Prepare budgets, reports, and operational goals for each property
Build and maintain strong tenant relationships through regular, proactive communication
Coordinate tenant move-in and move-out processes, including welcome packages
Complete required partner property reports on time to ensure lease compliance and smooth operations
Analyze property conditions and performance, and present recommendations to ownership
Communicate regularly with owners and brokers on current and planned operational strategies
Track and monitor security deposits
Calculate and prepare correspondence for rent increases, property tax adjustments, and insurance updates
Prepare tenant year-end and move-out expense reconciliations

Proven experience in commercial management
Strong understanding of lease administration, budgeting, and financial reporting
Excellent communication and relationship-building skills
Ability to manage vendor relationships and oversee repair/maintenance projects
Highly organized, with strong attention to detail and follow-through
Comfortable managing multiple properties and competing priorities
Proficiency with property management software and reporting tools
