Do you have a passion for building strong communities and creating welcoming spaces for residents? We’re seeking an Affordable Living Property Manager to lead operations at a 24-unit apartment community in Grand Rapids.
Our Property Manager provides overall leadership and administration of the property’s operations, programs and services in coordination with the contract requirements, Affordable Living Division’s program and the objectives of the organization. This integral team member contributes to the overall stability and successful function of the community. They foster positive relationships with both residents, staff and vendor partners who collaborate in providing a comfortable and welcoming environment for all. We are seeking someone who is organized, self-starter with excellent people skills. This person will be computer savvy, outgoing and people-focused.

What You’ll Do
As Property Manager, you’ll oversee daily operations and foster a strong, connected community:
Property Operations & Leadership
- Manage day-to-day operations of the affordable housing community
- Implement policies, procedures, and operational guidelines in alignment with organizational and HUD requirements
- Ensure compliance with HUD, landlord-tenant regulations, OSHA, and local ordinances
Resident Relations & Community Engagement
- Build and maintain positive relationships with residents, families, and partners
- Address concerns, investigate issues, and resolve conflicts professionally
- Serve as a liaison between residents, community agencies, and vendor partners.
Leasing & Compliance
- Market and lease vacant units to qualified applicants
- Determine eligibility and complete resident certifications in accordance with HUD guidelines
- Maintain accurate resident files and documentation
Financial & Administrative Oversight
- Collect rent and fees; maintain financial and operational records
- Assist in developing and managing the annual operating budget
- Review financial reports and support cost-effective decision-making
Program Development & Collaboration
- Support development of new programs and services aligned with organizational goals
- Collaborate with community partners, agencies, and stakeholders
- Represent the organization in community and professional settings
What You Bring
- Associate degree in Business Administration, Human Services, or related field preferred
- 2+ years of experience in property management, housing, or a related field preferred
- Supervisory or leadership experience preferred
- Knowledge of HUD regulations and affordable housing operations
- Strong organizational, communication, and problem-solving skills
- Ability to work independently while managing multiple priorities
- Proficiency with computer systems, including property management and Microsoft Office tools
