    Position Summary

    The Property Manager is responsible for the day-to-day operations of a senior affordable multifamily housing community. Working closely with residents, vendors, maintenance personnel, and management, the Property Manager ensures excellent resident service, regulatory compliance, operational efficiency, and financial performance. This position plays a critical role in maintaining a safe, well-managed community while ensuring compliance with affordable housing program requirements and company policies.

    Essential Duties and Responsibilities


    Resident Relations and Lease Administration

    • Serves as the primary point of contact for residents and addresses concerns, complaints, and service requests in a timely and professional manner.
    • Administers leases, lease renewals, move-ins, move-outs, and resident files in accordance with affordable housing program requirements.
    • Ensures timely and accurate rent collection and follows established procedures for delinquency management.
    • Assists with resident retention initiatives and promotes a positive living environment for senior residents.

    Property Operations and Maintenance

    • Conducts regular inspections of apartments, common areas, building systems, and exterior grounds to support safety, cleanliness, and regulatory compliance.
    • Manages relationships with contractors, suppliers, and service providers and monitors service quality and contract compliance.
    • Working with the Maintenance team, Coordinates maintenance requests, preventive maintenance activities, vendor services, and unit turnover projects.

    Financial Management and Reporting

    • Monitors property budgets, reviews expenses, and assists in maximizing property performance.
    • Generates regular operational, occupancy, delinquency, maintenance, and financial reports.
    • Uses property management software, including Yardi, to maintain accurate records and reporting.
    • Affordable Housing Compliance
    • Maintains compliance with applicable affordable housing programs, Fair Housing requirements, HUD regulations where applicable, state and local housing regulations, and company policies.
    • Prepares and maintains complete, accurate, and audit-ready resident, leasing, inspection, compliance, and financial records.
    • Participates in audits, agency reviews, file inspections, and regulatory reporting as required.
    • Performs other related duties as assigned.

    Required Skills and Abilities

    • Working knowledge of affordable housing regulations, resident eligibility requirements, and compliance documentation.
    • Strong resident service, communication, organizational, and conflict-resolution skills.
    • Knowledge of rent collection, lease administration, unit inspections, and maintenance coordination.
    • Ability to exercise sound judgment, professionalism, discretion, and appropriate confidentiality.
    • Ability to manage multiple priorities and deadlines and to work independently and collaboratively.
    • Proficiency with Microsoft Office applications and property management software; experience with Yardi or a similar platform is preferred.

    Education and Experience

    • High school diploma or equivalent required.
    • Associate's or bachelor's degree in Property Management, Business Administration, Real Estate, or a related field preferred.
    • Two or more years of experience in residential multifamily or affordable housing property management.
    • Experience with Low-Income Housing Tax Credit, HUD, Section 8, or another regulated affordable housing program preferred.
    • Affordable housing certification such as Certified Occupancy Specialist, Tax Credit Specialist, Specialist in Housing Credit Management, or a comparable credential preferred.
    • Experience serving senior housing communities is preferred.

    • Ability to remain in a stationary position for extended periods while performing computer-based and administrative work.

    • Ability to stand and walk throughout the property, travel between buildings, and navigate stairways.
    • Ability to inspect apartments, common areas, mechanical rooms, building systems, and exterior grounds.
    • Ability to occasionally bend, stoop, kneel, reach, and climb stairs as needed during inspections.
    • Ability to occasionally lift and carry materials weighing up to 50 pounds.
    • Ability to perform certain job duties outdoors and in varying weather conditions.
    • Ability to occasionally work outside normal business hours to address property emergencies, resident matters, inspections, or other operational needs.
