Qualifications to be successful in this role:
- Minimum 2–4 years of proven residential property management experience, heavily prioritizing single-family rental (SFR) or BTR portfolios.
- High School Diploma required; a specialized real estate certification (such as CAM or CAPS) is highly preferred.
- Comprehensive working knowledge of modern property databases like Yardi, Entrata, or AppFolio.
- Exceptional conflict resolution, professional customer relation habits, and clear communicative abilities.
- Active driver’s license and independent, reliable vehicle transit to navigate across open community footprints.
Responsibilities include:
- Oversee all routine, daily neighborhood administrative tasks and property-wide operational workflows.
- Direct property collection processes, control operational expenditures, and evaluate financial metrics against active budgets.
- Execute tailored localized marketing initiatives, coordinate site tours, and cross-examine lease applications.
- Hire, train, and guide the performance of on-site leasing agents and maintenance technicians.
- Manage lease renewals, handle community policy enforcement, and quickly resolve resident complaints.
- Negotiate pricing, structure agreements, and schedule third-party contractors for specialized neighborhood infrastructure needs.
- Ensure total operating conformity with Florida landlord-tenant statutes, Fair Housing acts, and local municipal health laws.
