The Role


Aishel Real Estate manages nearly 400 residential units across six Pittsburgh-area properties. We need an experienced Property Manager who enforces lease terms, drives rent collections, and isn't afraid of hard conversations with residents. This is a field-heavy position; 75% of your time is on-site across multiple properties and 25% in the office. If you need daily guidance on where to be or what to prioritize, this role is not a good fit.


What You'll Be Doing


  • Walking all six properties on a regular schedule, inspecting all areas, not just common spaces, to catch issues before they become problems
  • Managing rent collections and delinquency enforcement: calls, notices, payment plans, and escalation when warranted; your job is to resolve issues at the property level before they need to go to accounting or court, not to pass them along
  • Enforcing lease compliance and handling violations through proper notice procedures
  • Conducting move-in and move-out inspections, plus routine unit condition checks, maintaining accurate records throughout
  • Managing the full tenant lifecycle: applications, screening, lease execution, renewals, and move-outs
  • Directly overseeing the maintenance team's performance on your properties: assigning priority, reviewing work quality, and holding maintenance staff accountable for results
  • Researching current market rates across unit types and finish levels and bringing recommendations to ownership for final pricing decisions
  • Maintaining accurate records in RentManager
  • Reporting directly to senior operations on collections status, property performance, and resident issues
What We Require


  • 5+ years of residential property management experience, required
  • Active collections management experience; you know how to hold the line and when a payment plan is real vs. a stall
  • Familiarity with Pennsylvania landlord-tenant law and the eviction process is valuable; direct court experience is a plus but not required
  • Valid Pennsylvania driver's license and reliable personal vehicle; you are on the road daily
  • RentManager experience strongly preferred; proficiency with property management software required
  • Strong organizational capacity across multiple properties and competing priorities
  • Comfortable managing and holding maintenance staff accountable for performance

You understand that structure protects residents as much as it protects ownership.


Compensation


  • Base Salary: $60,000-$65,000, depending on experience
  • Travel stipend: $500/month ($6,000/year)
  • Performance bonus: up to an additional $5,000/year, tied to independent judgment and decision-making; the more of the job you can run without escalating to ownership, the more you earn
  • Health insurance: company covers 50% of premium
  • Occasional after-hours availability required for genuine emergencies; this is not a regular on-call rotation
